The property is unimproved - no well or septic system yet. Power is at the road but not yet on the property. Apply for a well permit from the Colorado Division of Water Resources; 40+ acres qualifies for a domestic well permit from the state. With a domestic well permit the water from the well can be used in a single family home, watering livestock and the irrigation of an acre of lawn and gardens. This property is not in an HOA but Park County Rules and Regulations do apply (https://www.parkcountyco.gov/189/Land-Use-Regulations). Being near the center of the state makes it close to all things Colorado - skiing, trophy trout fishing, hiking/biking/4 wheeling in Pike and San Isabel National Forests (an entrance is about four miles down the road ), white water rafting in the Arkansas River at Buena Vista or a day in the hot springs at Mt.
