    3 Acres with old school building in Trenary, MI: Flat, solid, and has some surrounding fencing. 35 minutes to BOTH Lake Superior and Lake Michigan. 40 minutes to Escanaba and Marquette. Grandfathered well, most of the town is on city water. 2.5 hours to Green Bay. 6.5 hours to Minneapolis. 6 hours to Chicago. 5 hours to Madison Electric access / Gas access The building is around 80’ x 100.’ Huge foundation. Three stories: The “gym” portion is double height – around 23’ tall. The building stands around 42' tall. Total square footage is around 20,000 square feet as it sits. I will say it now and again later, the building is in ‘bad’ shape and that is not where I see the value. If it was PERFECT it would be selling for quadruple the price. The good, the bad, and the ugly: Restoration would not be my first choice. The building is mostly gutted to the bones and has water issues due to the roof; The roof is totally shot, and is absent in two spots. Salvage value: There are around 200,000 bricks that make up the building; 5000 glass blocks; tens of thousands of terra-cotta blocks; lots of wood that can be salvaged and wood that can not; steel i-beams throughout of varying size – some (3) are gargantuan, and more. Gabion fencing could be built with remnants. Add the land, foundation, well, and utility access to the salvage value. Currently zoned residential. Ordinances are lenient and easy to change.
