Excellent habitat for moose, elk, and deer, all of which inhabit the ranch during most seasons of the year. For sportsmen, the ranch's private hunting is excellent. Local Services of all types, including a private airport, are all conveniently found in nearby Heber City, only five miles west of the ranch. Utilities include power service from Heber City Power & Light Company, located within 1/2 mile of the ranch in Center Creek Road. Culinary water would be by private well, and septic system for sewer. Gas supply would be propane tanks. Government and zoning jurisdiction is through Independence Town, a small town within Wasatch County which was established in 2008.
