Tax-assessed value for 2017 was $6895 Look it up with this APN: 106-150-050-000 Why so cheap? I have answered this question so many times I might as well write it here: EVIL Property Owners Association fees from the LSPOA business that owns the subdivision make this lot basically worthless, POA fees are like taxes, but taxes that unreasonable. $600-something a year. I have not paid them in 2 years, the back POAs are almost $1100, which means you will have to pay them if you want to build. They really doesn't matter until you want to build on the land, or if you want to use the land to camp. The property taxes for 2016-2018 are $120, and these will be the responsibility of the new owner. The lot is cheap because I don't believe in POAs and don't want to own land in one. You can read up on their website all the things they "offer" for the dues they charge. You can read up on my website all the reasons POAs suck. I didn't know the land was part of a POA when I bought it. I was deceived by the County of Siskiyou, and I want to be out of this lot. If you see $5K lots in this subdivision, just be aware that they are no better than this one; the ones for sale by REALTORS have just tacked POA fees + taxes + Realtor commissions on the price. Even given that, my lot is still cheaper. Buy from a real owner, not some crooked REALTOR. In case I am not being clear enough: Absolutely NO REALTORS. I don't need Realtors to "show" the lots; I will not pay any Realtors to sell the lots. Do NOT step foot on these lots if you are an agent. Go scam somebody else.
