We've got close proximity to the gym, grocery, hardware, banks and Duluth's famous pizza joint. Tenant is responsible for water/sewer, electricity, gas, and internet utilities and will need to put those utilities into their own name. Landlord includes trash and recycling up to our current monthly capacity according to WM agreement. Tenant responsible for any overage charges that may occur by overfilling or abuse of WM account constraints (this is awfully rare, just want to make sure there are no surprises). The lawn is maintained by a responsible crew that does a nice job keeping things good. Snow removal is also managed by a good crew that arrives in a timely manner and does a nice job. This is an old historic house and does not have a forced air system and as a result does not include air-conditioning. Temporarily installed A/C units are not allowed (though it stays naturally cooler on the lakeshore than other areas in Duluth).
