You will be permitted to have ONE cat ($50 extra a month); no dogs are permitted (HOA Rules). Upon move-in, the following payments are due: first month's rent, along with either half or the full security deposit, depending on the renter's preference. If the renter chooses to pay half of the security deposit, the remaining half must be paid in full within 3 months. Tenant is responsible for minor fixes, such as light bulb changes and cleaning, and any damage they cause to the property.
