Lease Terms 1. Rent Payment Tenant agrees to pay monthly rent in the amount of $2,000, due on the 10th day of each month. A 5-day grace period is provided. If rent is not received by the 15th, a late fee of $75 every 5 days will be applied starting from the 16th until payment is made in full. 2. Utilities and Bills Tenant is responsible for setting up and paying all utility bills, including but not limited to: Electricity Gas Water and sewer Trash and recycling Internet and cable (if applicable) All utility accounts must be active and in the tenant's name within 7 days of the lease start date. Tenant must send confirmation of water bill payment to the landlord every month. 3. Cleanliness and Care Tenant agrees to keep the property clean, tidy, and well-maintained at all times. This includes: Routine cleaning of all rooms and appliances Proper trash disposal and recycling Preventing pest issues through cleanliness Prompt reporting of maintenance needs Ensuring the home is well cared for and damage-free 4. Property Condition & Repairs Tenant must maintain the property in the condition it was received, normal wear and tear excepted. Tenant is responsible for covering the cost of any individual repair or damage totaling $250 or less. For any repair exceeding $250, the landlord will be responsible for covering the cost unless the damage was caused by the tenant's negligence, in which case the tenant may still be held accountable. 5. Renter's Insurance Tenant is required to maintain renter's insurance throughout the lease term. Proof of insurance must be provided to the landlord within 10 days of the lease start date and updated if the policy changes or renews. 6. Conduct & Guest Policy Tenant agrees to follow all local laws, neighborhood rules, and city ordinances. No illegal activity, subleasing, or disruptive behavior is allowed. Guests may not stay more than 7 consecutive days without prior written approval from the landlord.
