The Landlord shall be responsible for:

- Maintaining and replacing consumables (e.g., water softener salt).
- Properly disposing of garbage and maintaining waste containers.
- Preventing water damage (e.g., reporting leaks, avoiding overflow).
- Repairing damage caused by the Tenant, guests, or pets (if allowed).
- Lawn care and snow removal (if tenant responsibility per agreement).
- Preventing pest infestations by maintaining cleanliness.

Tenant shall not perform or authorize any major repairs or alterations without written consent from the Landlord. Unauthorized repairs may result in the Tenant being held liable for costs or damages.
In case of emergency repairs (e.g., burst pipes, no heat in winter), Tenant must contact the Landlord immediately. If the Landlord is unreachable and immediate action is required, the Tenant may authorize emergency repairs up to $500, with the cost subject to reimbursement by the Landlord if the damage was not tenant-caused. Receipt will have to be sent to the Landlord as proof.
