The Winding S Ranch lies along the banks of the mighty and wild Yampa River for 3.75 +/- miles and is comprised irrigated and sub-irrigated bottoms from 28 CFS of water rights complimented by numerous springs! Located along the river bottom far between the rolling hills that rise into Duffy and Juniper Mountain, the Winding S Ranch offers a feeling of privacy and seclusion while still having County Road 17 frontage. Encompassing approximately 1,032 +/- acres, Winding S Ranch features roughly 3.75 +/- miles of Yampa River frontage with improvements such as a small residence, a detached garage, lean-to shelters, and corrals that overlook the river and hayfields with views of mountains in the distance. The land receding the river banks consist of productive hay meadows under flood, pivot, and gated pipe irrigation that are excellent for livestock and attract various species of wildlife year-round. Craig provides the nearest grocery stores, hardware stores, restaurants, local businesses, and hospital which are located 30 minutes northeast of the ranch. By continuing south on County Road 17, Meeker is approximately 45 minutes away. Vernal, UT is located just under 2 hours to the west of the property and offers many different amenities. Yampa Valley Regional Airport provides commercial flights and is located in Hayden, CO which is just under 1 hour to the east of the ranch.
