    No PETS. This 1600 Sq Ft. spacious rental house is 2 BR, 2 BA PLUS sunroom, office, utility room, and carport. It's located 15 minutes from downtown Cortez, the house is on a working ranch at the eastern end of McElmo Canyon with beautiful views of the west end of Mesa Verde, Sleeping Ute, ranch fields, and a pond. The whole ranch is 50 acres and the landlord's home is 100 yards away. The driveway is long, consider this as part of your commute time and drive slowly. Driveway speed is 10 MPH, enjoy the country! The rented areas are the parking areas near the house plus a fenced yard. We are looking for renters with a quiet lifestyle. No smoking or vaping, growing weed, or loud partying. No shooting guns! The home is well insulated, centrally cooled by a swamp cooler, and heated by propane. There is also a backup wood pellet stove. The utility room includes a washer and dryer. Some furnishings are included, but you will need to bring beds. Electric Utilities are a steady $100/month for electricity and variable monthly propane. Electricity. is paid directly to the landlord, and stays at $100/month year round so long as electric use is limited to household use. Excess electric use would be for space heaters and setting up grow rooms, etc... Propane varies with a scheduled fill-up done monthly to top the tank. The tenant pays for the delivery service directly. Propane is used for the water heater, stove, and furnace. A pellet stove is available for backup heating and ambiance. It is not intended as the primary source of heating. A Pellet stove is available but primarily for ambiance and backup use. Offered as a Month to Month Tenancy. No Pets. This does not include a certified Service Animal whose certification up to date and all requirements are maintained. Tenant pays for electric utilities directly to the landlord. Electricity is calculated at $100 which is the amount historically paid when the landlord lived there in 20015. The same amount is charged each month and shall remain at that level unless there is a sign of excessive use. The tenant is asked to discuss if extra usage is needed. Usage above Historical level will be used to establish if additional fees. Propane is the primary heating utility and varies from month to month. There is a monthly fill up service for the tank that will be full at the beginning of the tenancy. The tenant will pay the propane provider directly. Security Fee, equal to one month's rent, is for repairs and cleaning if needed at the end of the tenant period. It is NOT the last month's rent. Driveway speed - The home is on a farm with long driveways near areas with livestock which include horses, cattle and people working with them. Near the arena, the speed limit is 10 MPH on all other driveways leading to Road G. Rules contained in the lease include no alterations to the house. This includes drilling holes or altering the physical structure in any way. Ask for what you need and the Landlord will help. Please ask about your needs to discuss during the tour. Part of the Tour/Interview is meeting the landlord's dogs. They are friendly and young. Tenant must demonstrate comfort and ability to use appropriate commands - back, off, stay, etc. Landscape maintenance is a shared responsibility. Landlord takes care of weeds and plants on the front/carport side of the house. The tenant takes care of the area inside the fence. Due to proximity, the Tenant is asked to advise the Landlord if the irrigation system has a problem (stuck on, stuck off, broken line). The tenant will clean the dirt off the carport parking spot. The tenant will place all garbage in the appropriate latching can and will pick up any garbage that gets away. Keeping doors closed while not at home and used only for entry/exit. Telephone lines are not available. The tenant is responsible for determining signal strength for cell phone and Internet service. As mentioned above, don't drill holes, there are other ways to run the wiring for your satellite dish. Mail & Deliveries - A small regular mailbox is available on the road. The tenant needs to provide a box to receive regularly scheduled deliveries and will talk to landlords about where to place it at the entry gate. Entry Gate - a solar gate at the entry is in place and may be placed in operation if circumstances direct. If it is put in operation, the tenant will be given an opener, to be returned at the end of the tenancy. The gate is slow to open, and driving around is not allowed. Garbage Pick up - Place garbage out on Thursday. Half of a garbage can is available and has a lock to secure it from local wildlife and dogs who roam the area. KEYS - a signature of receipt and of the keys which are to be returned at the end of tenancy.
