    Welcome to a cozy, fully furnished 1 BR 1 BA apartment nestled above the detached garage of a residential home in Governors Park! The quiet and safe neighborhood is located off of Mt. Carmel Church Road in Chapel Hill. This idyllic neighborhood's amenities include access to walking trails, basketball court, tennis court, volleyball court, and swimming pool. There is a Food Lion across the street for easy access to groceries. Downtown Chapel Hill and UNC are located a mere 10 minutes away. Zip over to shop at The Streets at Southpoint in Durham in just 15 minutes! The apartment unit features a private entrance with a flight of stairs up. There are also upgraded ceiling fans and light fixtures, a TV, built in media center with shelves and cabinetry, refrigerator, dishwasher, stove, and washer and dryer. Conveniently, furnishings include a full size bed, mattress, pillows, desk, chair, loveseat sofa, coffee table, nightstand, lamp, dresser, velvet hangers, dining table, dining chairs, and kitchen necessities (i.e. coffee machine, cutting board, cutlery, knives, pans, pots, toaster, toaster oven). Best of all, all utilities EXCEPT WIFI are included in the incredibly attractive monthly rent. Street parking is free. There are no public transit lines (i.e. buses) within walking distance, but there are nearby Park and Ride lots like Southern Village and the Friday Center conveniently located 10 minutes away. This lease is valid for 6 months from July 5, 2025 to January 5, 2026. Upon signing of the lease, first month's rent of $1100 and a refundable security deposit of $1000 is due. Rent of $1100 will be due on the 1st of every month. Owner is responsible for water, gas, electric utilities. Tenant is responsible for WiFi. Tenant shall not park his/her vehicle in the driveway of the residence. Tenant may park his/her vehicle on the street without blocking any driveways or mailboxes. No more than 4 people are allowed in the residence at any given time. No one under 18 years of age is allowed unless accompanied by an adult guardian or parent. Only the single occupant listed on the lease agreement may inhabit the apartment unit. Parties are not permitted. Pets are not permitted in the apartment unit. Any violation of this stipulation is grounds for immediate eviction and up to a $1000 pet damage and cleaning charge. No shoes worn outdoors shall be worn indoors beyond the top of the stairs. No spray application of sunscreen, spray tan or bug repellent allowed indoors. Tenant must immediately notify the owner of fire or any damage to the property. When air temperature controls are running, all windows are to be closed to prevent excessive energy usage. Excessive noise that disturbs neighbors is not allowed. Please be mindful of noise after 10pm. All windows must be closed and locked when tenant leaves the premises. All windows must be closed during rain to prevent water damage to the property. The mattress and pillows must be covered with the included protection (i.e. mattress cover and pillow encasements) at all times. If needed, venting a corner of the pillow encasements is permitted. Water, spills and stains must be cleaned immediately to prevent damage to the property. No illegal substances are allowed on the premises. Nothing over 125 degrees Fahrenheit is allowed to be in direct contact with any surfaces, particularly the countertops in the kitchens and bathrooms. Tenant is responsible for any and all damages to the Subject Property caused by the Tenant, the Tenant's family, guests, or such person's vehicles. The Tenant shall report any breakage and/or damages immediately upon its occurrence, regardless of severity or cause. The Owner reserves the right to enter and inspect the Subject Property with a reasonable notice to the Tenant or to schedule for professional services during the tenancy including but not limited to inspecting, making repairs, replacements, or installations. The Owner makes every reasonable effort to keep each property and its equipment and amenities in good working order. The Tenant shall notify Owner in writing within twenty-four (24) hours of any difficulty encountered so repairs or services can be arranged as soon as is reasonable regarding the level of urgency. No smoking permitted inside the apartment unit or within 20 ft of the residence. The Tenant agrees to pay a $500 additional cleaning/deodorizing fee if smoking occurs at the Subject Property. The Tenant agrees to cleanliness and accepts conditions beyond twenty-four (24) hours of move-in. The Tenant agrees not to use the Subject Property for any activity or purpose that violates any criminal law or regulation and may use the premises for residential purposes only. The Tenant has an obligation to notify the Owner immediately of any safety issues discovered. During the duration of the lease, the tenant will properly dispose of rubbish, garbage, and other waste in a clean and safe manner. All furnishings, furniture, equipment, appliances, and decor original to the apartment must remain in the apartment upon move-out. SECURITY DEPOSITS: A one-thousand dollar ($1,000) security deposit will be required. If no breakage, physical damages or contractual damages have occurred during the term of this Agreement, then the full amount of the security deposit shall be returned to the Tenant. If breakage, physical damages, and/or contractual damages have occurred, then the cost of the complete repair or replacement of the broken or damaged items or portions of the Subject Property or surrounding premises shall be deducted from the security deposit, and/or the value of the extent of the non-physical damages shall be deducted from the security deposit, as applicable. Following said deductions, the balance of the Security Deposit, if any, shall be returned to the Tenant by the later of: (a) thirty (30) days after the Tenant's scheduled move-out date; or (b) thirty (30) days after the actual date that the Tenant vacates the Subject Property. If the security deposit is insufficient to cover the costs of repairs or replacement to the breakage and/or physical damage(s), then the Tenant shall pay all additional costs and fees pursuant to the terms of this Agreement. If the security deposit is insufficient to cover the extent of the value of contractual damages to the Owner, then the Owner shall have available any remedy at law or equity to seek such damages from Tenant. The security deposit will be administered in accordance with the North Carolina Tenant Security Deposit Act. INDEMNIFICATION AND HOLD HARMLESS; ASSIGNMENT: The Tenant, their family members, guests and all the Tenant's invitees and occupants of the Subject Property agree to release, hold harmless and indemnify the Owner from and against all claims for damages and/or personal injuries to any person (including Tenant's guests, family members and invitees) arising out of the use of the Subject Property, including interior and all exterior areas, that occurred during the tenancy of the Subject Property, unless caused by the negligent, grossly negligent, or willful act of the Owner. The Tenant also agrees to defend the Owner from any lawsuit alleging damages and/or personal injury that occurred during the Tenant's rental of the Subject Property. The Tenant shall not be entitled to any refund due to unfavorable weather, electrical surges, outages, lightning, flooding, hail, hurricane, wind, storm, erosion, sand, government action, maintenance problems, area construction, noise, restrictions on social gatherings, illnesses, pandemics, stay-at-home or quarantine orders or recommendations, or the disruption of utility services (including cable, telephone reception, and internet) or any and all other matters outside of Owner's commercially reasonable control. The Tenant agrees to be responsible for any repairs necessary due to the Tenant's, the Tenant's family members', guests' and other invitees' negligence.
