Lease Duration
This lease is for a fixed term of 12 months. At the end of the lease term, the agreement will convert to a month-to-month tenancy unless either party provides written notice of non-renewal at least 30 days prior to the lease end date. The Landlord reserves the right to offer a new lease or adjust terms upon renewal. If the Tenant intends to vacate at the end of the lease or during a month-to-month period, 30 days' written notice is required.
Rent and Fees
Monthly Rent: $1,600
Rent Due Date: 1st of each month
Grace Period: 3 calendar days
Late Fees: $50 on the 4th day, plus $10 per day until paid in full
Security Deposit
A security deposit of $1,600 is required and will be held to cover any unpaid rent, damages beyond normal wear and tear, and other costs incurred due to lease violations. The deposit will be refunded in full within 21 days of move-out, provided the following conditions are met:
No damage, visible or otherwise, to the property or its fixtures
No unpaid rent or outstanding fees
The home is left clean and in the same condition as move-in, excluding normal wear
All keys, remotes, and access devices are returned
Plumbing repairs, appliance damage, or any repair fees resulting from tenant misuse or neglect will be deducted from the deposit. An itemized list of any deductions will be provided per California Civil Code 1950.5.
Utilities Included
Water, sewer, and garbage services are included in the rent. Tenant is responsible for placing garbage bins out for collection.
Occupancy Limits
Maximum occupancy is limited to 3 people.
Pet Policy
One small pet under 20 lbs is allowed, subject to approval by the renter's insurance provider. Proof of pet liability coverage must be provided.
Renter's Insurance Requirement
Tenant must provide proof of renter's insurance prior to move-in and maintain coverage for the duration of tenancy.
No Smoking Policy
Smoking of any kind, including cigarettes, cigars, pipes, e-cigarettes, and marijuana, is strictly prohibited inside the home and within 20 feet of any doors, windows, or vents. Tenant is responsible for ensuring compliance by all guests. Violations are grounds for lease termination.
Entry Notice Policy
Landlord will provide 24-hour written notice before entering the property, except in emergencies as permitted by law.
Parking and Vehicle Rules
72-Hour Limit: Vehicles may not be parked on public streets for more than 72 consecutive hours.
Vehicle Condition: All parked vehicles must be operable and properly registered. Inoperable or unregistered vehicles are prohibited.
Subletting
Subletting or assigning this lease, or granting use of the premises to others without written landlord consent, is strictly prohibited. Unauthorized subletting is a material breach and may result in termination.
