    What's special

    (This is a new listing and a work in progress with more information, and possible corrections, still pending.) This estimated 20+/- acres were once part of a 19th Century large farm with shore front on Seal Cove. There are many possible building sites; in an old pasture bigger than a football field, on top of a ridge next to the field overlooking Seal Cove, and another near Gully Brook on the northern part, surrounded by oaks, old growth, and new. This possible site, and the most interesting, will need a driveway in, and the length depending on how close to the shore it is. Even then it will not have a panoramic open view of the cove because of the setback, and trees. A septic design was completed, for a 3 bedroom home about 150 feet from gully Brook, and 120 feet from A. W. smith Rd. The parcel is being sold with no survey, but the western boundary is A.W. Smith Road, the eastern boundary Seal cove, the northern boundary Gully Brook, and the southern boundary a surveyed line of a neighbor. The deeded tidal shore frontage is 695 feet, and is zoned (Resource Protection) because of "steep slope.," A.W. Smith Rd. is private, a very good gravel/dirt road, a dead end, and is off the North Haven Road. There is one homesteader on A. W. Smith Road, while the other homes are used just in the summer months. On the shore, a pulley line is possible for access to deeper water out in the cove. Being farmland at one time, stone walls are seen here and there, but what makes this property unique is the football sized open grassy field, which could be even bigger with the cutting of some encroaching young spruces, and brush. There is a driveway through an old opening in a stone wall to this field. The buyer can become the custodian of the many old growth oak trees, as well as their young offspring, which are rare in such numbers on the island. When Gully brook is running fast over the high rocks at this northern boundary, and shorefront, the sound is deafening. One can walk there and sit, and would be better with some tree limbing. A camper trailer is for sale on the edge of the field if a buyer is interested.
