Lease begins on the agreed start date and runs for 12 months, then converts to month-to-month with 30 days' written notice required to terminate. Monthly rent is $2,400, due on the 1st of each month. A security deposit equal to one month's rent is required at signing.
Utilities: Tenant is responsible for all utilities. Sewer and garbage service will remain in the owner's name and will be billed to the tenant monthly as follows: $19 for garbage + $25 for sewer = $44, added to the monthly rent. Tenant will set up and pay for their own electricity, gas, and water accounts. The home is equipped with a soft water system; tenants are responsible for purchasing salt to keep the system functioning.

Pets / Smoking: No pets without written approval. No smoking on the property.
