- The house is in a safe, peaceful neighborhood with convenient access to Boulder, Denver, and local shops & restaurants. You'll be just minutes away from grocery stores, dining options, and recreational parks. With easy access to the highway, commuting to Boulder, Denver, or nearby areas is a breeze.

Move-In Costs:

1. Lease Duration
- The lease term is 6 months with the option to renew.
2. Rent & Late Payment Fee
- Monthly rent: $950
- Late payment fee: $50, applied after a 3-day grace period.
3. Utilities & Maintenance
- All utilities are included in the rent.
- The landlord is responsible for all maintenance and repairs. Tenants must report issues promptly.
4. Pet Policy
- Dogs only
- No aggressive breeds.
- $400 refundable pet deposit; pet rent may apply.
- Tenants must clean up after pets and prevent excessive noise.
5. Guest Policy
- All guest stays require landlord approval.
6. Lease Renewal & Termination
- Renewal: Tenants must provide 30 days' written notice before lease expiration if they choose not to renew.
- Early Termination: Tenants who break the lease early must either:
Pay an early termination fee of two months' rent, OR
Continue paying rent until the unit is re-rented (whichever comes first).
- Landlord Termination: The landlord may end the lease with 30 days' written notice under standard conditions.
- Eviction: Lease violations (non-payment, damage, etc.) may lead to eviction per Colorado laws.
7. Rules & Restrictions
- Rent & Fees: Rent is due on the 1st of the month. A $50 late fee applies after 3 days.
- Noise & Conduct: Quiet hours from 10 PM 7 AM. No excessive noise or illegal activity.
- Smoking & Drugs: Smoking is prohibited. No illegal substances allowed.
- Parking: Parking is first-come, first-served; no assigned spaces per unit.
- Alterations: No painting, wall mounting, or structural changes without approval.
- Safety & Security: Tenants must secure doors/windows when away. Unauthorized key duplication or lock changes are not allowed.
- Lease Violations: Warnings, fines, or eviction may apply per Colorado laws.
Housemate details
Four females ages 22 to 30, young professionals or students. They enjoy cooking, hikes, pickleball, and movies, spending time together or independently. Two medium, friendly, independent dogs belong to two roommates.
