Inside the house you'll find stainless appliances, ceiling fans, AC, newer lighting fixtures, and an attached two car garage. Renter is responsible for all utilities, including but not limited to: water, gas, electric, and internet. Potential tenants will be asked to fill out a prospective tenant application. Once a tenant is selected, we will request a $250 Reservation Deposit to hold the property while a credit, background and income verification is processed and a lease is signed. The credit and background check can either be completed by providing a "portable rental application" or at the applicants expense through TransUnion Smart Move ($40 per adult.) The applicant(s) will also need to provide proof of income equal to or greater than $6,000 per month. If a lease is signed, the Reservation Deposit will be applied to the $2700 security deposit, with the remaining $2450 due at lease signing. IF A TENANT IS SELECTED BASED ON FALSIFIED STATEMENTS IN THIS APPLICATION, APPLICANT FORFEITS THEIR RESERVATION DEPOSIT AND THEIR APPLICATION WILL BE DECLINED. Additionally, if for any reason applicant declines to sign a lease, they forfeit their Reservation Deposit. We have designed this procedure with two goals in mind. 1) Avoid charging people application fees if they aren't going to be selected as the tenant. 2) Offer an equal opportunity to rent to all qualified applicants. In the event we have more than one applicant, candidates will be selected on the basis of credit, income, rental history and criminal background.
