The factors for considering an applicant are the following; Resident Applicant/Screening criteria: Interview: Applicants are assessed from the moment of entering the property of Gateway Plaza Apartments and throughout the entire application process. Identification: Applicants must provide verifiable Identification in accordance with Portland law Monetary Income: Applicants should earn 2.0 times the monthly rental amount. To verify income applicants may provide last (most recent) 3 pay slips or last 3 bank statements. Rental History: Applicants must provide a minimum of 2 years of current and/or previous landlord information including telephone numbers. Failure to provide correct landlord information (including telephone numbers) can hold up the application and may possibly fail the application. Criminal Background Check: Applicants must provide a least 3 years of most recent and continuous previous residence information. A criminal background check will be completed by Insight Reporting Credit History: Applicants background will be assessed and investigated for civil and credit by Insight Reporting, LLC., (PO Box 12398 Salem, OR 97309) an outside Credit Information Company. A positive credit score of over 620 is required (Co-signer may be considered if applicant fails to meet this score due to insufficient credit history. A co-signer will not be considered for poor credit history). Should applicant provide false or incomplete information the application will fail. Applications that are materially incomplete will not be processed. There is one (1) apartment available at this price. Upon application approval a holding deposit of $500.00 will be accepted to reserve the apartment for up to 7 days. If you need to reserve the apartment for longer than 7 days, pro-rated rent would be required to continue the hold. Approved applicants must respond within 48 hours of approval to arrange to hold the apartment or to set an immediate move in appointment. *Please note our apartments do go fast as our community is in an ideal location and price range for many renters.
