This is a beautiful piece of land in a GREAT well established neighborhood. Seller is under the impression you can build on the upper portion. Water is at the street. Chesterfield County will install a water meter on the property for about $7480. That fee puts the water meter on the property for owner to connect to the house for public water. The owner and I had a meeting with Chesterfield County and from my understanding there is a "200' ordinance" requiring a property owner to connect to public sewer if the property is within 200' of public sewer. This property is about 156' from public sewer. Approximate cost is $35,000, but that is just a guess. In the supplements tab is an old plat with potential sewer laid out, which Chesterfield County said they will not allow on-site septic system, unless you can get it through the Board of Supervisors at a monthly meeting. I received the info directly from Chesterfield County. Cost to be paid by new owner. Plat shows 2 easements for drainage. If driveway comes off Palmerston, may be able to use culvert, and if not then driveway would probably have to come off Dunraven.
