Autonomous with private entry, key access, includes dedicated gardening area, specific location to be agreed to between tenant and landlord. Tour by Appointment only. Studio has it's own dedicated entry door (tenant can re-key for security if desired, if they provide a spare key to Landlord (to be enclosed in a tenant-signed envelope for security, in case a LEO-escorted unsealing of the envelope is required for a welfare check). Optional Internet access: FAST Fiber 1Gbps Symmetric (1Gig Download & 1 Gig Upload) Internet (with backup secondary ISP) for $45/month (which will be WiFi shared data w/Landlord WiFi, which includes tenant's unique SSID and Guest SSID and passwords). This optional Internet access exclusively contingent on rent being current/paid/on-time. 802.11AX/WiFi 6. Optional internet: blazing-fast 1Gbps symmetric fiber Wi-Fi, with automatic fail-over to cable backup (1Gbps down / 40Mbps up). Unique SSID, & guest network. CAT6 wired option available. Router setup assistance offered. Average WiFi speeds on primary Fiber: ~350+ Mbps Wi-Fi, ~940+ Mbps wired... Average Typical WiFi 6 speeds on the primary pipe, tested from my phone in the studio itself: 352.3 Mbps Download/209.1 Mbps Upload, depending on location in the Studio, and device/Firmware/phone/NIC. Backup seems to AVG (w/Wired pipe): 950.4 Mbps down/37.6 up, 11.3ms ping, 2.0ms ~1-10ms jitter. Central Air and Heat, and we like it COOL in the Summer. Outdoor and driveway areas are monitored by always-recording cameras for safety; tenant's studio remains private. Quiet hours preferred from 11PM 6:30AM for shared-property respect. No loud music or yelling permitted. Wildlife-sensitive trash policy applies. Parking guidelines prioritize landlord's household; tenant spots marked accordingly. No illegal activity permitted per Texas state law. Tenant to not use closest parking spots to the entryway, to allow landlord's family occupant(s) of the landlord's dwelling closest access, due to the longer walk to the entryway of the landlord's dwelling.
