    HOME SOLD 09032019. This well maintainted home has just been sealed with premium semi -transparent sealer. It is move-in ready and short possession time. Located on a no-wake cove and lake front. This Herrington Lake location is in a highly desirable area with all the serenity, boating, fishing, golfing or hiking you will find anywhere. It includes an easy walking path to the lake too! No HOA fees and all appliances convey with home. It is the closest point to Lexington from the lake which is a 35 minute drive. The lake has many full service marinas with storage for your boating needs. Several of the marinas are just 10 to 15 minute drive away form this home. And the views from Peninsula Golf Resort are spectacular. Also, I have lived here 26 years and can answer almost every question you have about the lake and the area around it. There are updated metal steps into the lake where your dock can be attached. I would suggest using our neighbor if you want a well built dock to fit your boat. The walking path to the lake is 6 x 80 feet wide through natural rock formations and trees. What I loved about the home was the large gazebo and cedar house surrounded by trees. The largest of 2 gazebos is a 12 x 12 feet structure perfect for entertaining. The second is used as a dinning area off the master bedroom. There are 2 large wrap round decks in which one is fully screened for viewing the lake and flower gardens around the home. Also, there is a smaller deck attached to the 10x12 shed overlooking the lake and woods. The tree house! There is another one above the lake waters to relax while enjoying all the wildlife or walking down the metal steps to swim. The house is very energy efficient with current electric bills ranging from $55 to $120+ thru the year. Also, I use the whole house fan that seals tight when turned off to cool the house. For heating you have a propane system or you could use the Hardy Outdoor Wood Boiler (search it for more information). The outdoor wood burner heats the entire house and all the hot water you need and it has an extra port to hook up another building if you desire. Also there is a clean, functional brick fireplace in the Great Room. Could be used with hook up to existing propane tank. Propane is plumbed to the front porch for a barbecue grill and supply a fireplace insert. A new energy efficient AC unit was installed Aug 2016. The flooring is natural wood or laminate flooring in the bedrooms. And the 1st floor living space feels open to viewing the gardens and wildlife. All of the windows are premium grade Andersen insulated windows. Neighbors are at least 150 feet away allowing you all the privacy you need. Parking includes a 2 space off-road and plenty of driveway parking including the 2 car attached garage. A newly installed entrance driveway is extra thick,12 inch deep, for heavy traffic. The house has been freshly painted inside with neutral colors in 2018 and stained outside in 2019. The dimensional shingle roof is 9 years old and in excellent condition. Other updates include all new GFI breakers, ceiling fans, USB receptacles, recent or new light fixtures. A 12 circuit box to serviced by a new 5500 watt generator. Major updates include new sidewalks with hand rails 2016, top quality granite kitchen counters with splash guard 2016, new AC 2016, new gutters and downspouts 2018, new microwave oven 2018, freshly coated antique claw tub 2018. Plus 3 new keyed entrance doors and basement level garage door in 2018. The wired lower level work shop includes a 220 electrical box for any future updates or larger equipment. Maybe a work shop. The crawl space is extra deep and climate controlled professionally sealed as a Clean Room environment.
