About the property: Property sits on the southwestern border of the Silver River Reserve, so the entire southern edge of this property adjoins the Ottawa National Forest, giving you unlimited access to miles of free to use hunting/hiking land. Lots 148 and 149 of Purple Rd are located near the end of Purple Rd. Camp is located at the northern end of the property and sits on an elevated peninsula. All side of camp are surrounded by a steep drop off going down about 40-50 to a seasonal stream. Gravel driveway with gated entry. Sitting on the property at camp are (2) 12x10 cabins, a 12x20 garage, an 8x8 shower/kitchen building, and a privy. Also around the property are 4 box blinds for hunting, 3 of which are elevated about 6’ and have four-wheeler trails to each of them. A well was started 2 years ago, but never completed. The casings are in, but there is no pump in place. About the buildings: The main 2 cabins are 10x16 cabins and sit close to the edge of the drop-off of the campsite for great views out the back windows. Both cabins are fully insulated and finished off with pine walls and ceilings. Exterior grade siding, cedar trim, vinyl windows, and metal roofing ensure these cabins will last a lifetime. Each cabin also has a loft area which extends over the front porch making nice covered 4’ front porches. Each cabin is also wired for 12-volt battery hookup. 12-volt LED lighting is throughout each cabin and there is front porch lighting as well. Through wall vented propane heaters are also in each cabin supplied by a 300-gallon tank at the camp. In one cabin there is also a cell phone booster and antenna which hooks up to a telescopic 30’ pole with a Yagi antenna on it, giving great service inside the cabin for phones and internet. The 12x20 garage is made of the same materials the cabins are for a uniform looking camp. It has 2 large storage lofts in it. The building is wired for 12-volt battery use as well to power the LED lighting on the inside and it also has to outside lights as well. Nice work bench in the back with pegboard for organizing tools. The 8x8 shower/kitchen building has a 36x36 stand up shower, utility sink, 40-gallon water tank with 12-volt water pump, 5-gallon hot water heater, propane stove/oven, propane fridge, rolling cabinet/countertop unit for food preparation, and a propane wall mount heater. This building is also fed by the 300-gallon propane tank for the hot water heater, wall heater, stove, and fridge. It’s basically set up like an RV so you can take a hot shower, do dishes, etc… Building is fully insulated and finished off with osb board on the inside. Hook a 12-volt battery to it for LED lighting both inside and outside and for the water pump. The privy is your standard outhouse that is vented, but it also has 12-volt lighting inside and outside that is powered by one of the cabins. What comes with the sale: Too many items to list, but here are the main items… 3 four wheelers, buddy heaters and propane tanks for all blinds, generator, portable winch, lots of tools, camp chairs, fire pit with cooking grate, picnic table, a couple cord of already split and dry firewood, shooting chair, window air conditioner for one cabin, several gas cans and water jugs, ladder, air compressor, shop vac, misc. hardware items, beds and mattresses (some mattresses still have plastic on them), TV, power inverters, tables and chairs, dishes, silverware, pots and pans, coffee makers, propane stoves, paper goods, large first aid kit, several thermos’s, microwave, lots of dry kindling, and much more that is too much to remember.
