CALL TODAY & BUY IT! This home has Electric Baseboard heat with overhead Central Air. Each Room has it's own thermostat to control the baseboard heat temperature. Instructions for running the A/C System: -To turn on the A/C, switch the thermostat in the upstairs Living Room to Cool. When not in use, switch it to Heat or Off. -Leave the fan switch on the left side of the thermostat in the ON position all year long. This circulates the house air to keep all rooms smelling fresh and eliminates the chance of mustiness building up in the duct work. -There is a high efficiency air filter below the air handler in the Garage. Recommend changing it every Spring. -The fan that runs at the bottom of the stairs and blows heat is the air return. It's sucking in the air that is circulated throughout the home with the air handler. -When air conditioning is turned ON for the summer, be sure to turn all baseboard heaters OFF. If a new owner would like to have Forced Air Electric Heat, they can have a Heat Strip installed in the air handler to produce forced air. There would be a cost to have an HVAC Professional install the Heat Strip and a cost to have a Professional Electrician run heavier electric to the unit. A rough estimate for this would be $800-$1000, but a Buyer should get their own quotes, as there are many different Heat Strip options. The air handler is a Goodman brand. The current owners never looked into adding the Heat Strip because they felt the electric baseboards worked well.
