This lease agreement establishes that the Tenant shall assume full responsibility for all utility services associated with the Premises throughout the duration of the tenancy. Specifically, the Tenant shall be solely responsible for paying all utility bills, including but not limited to electricity, water, natural gas, trash collection, internet, cable television, and telephone services, etc. The Tenant agrees to establish and maintain accounts with the respective utility providers and to ensure that all bills are paid promptly and in full, thereby avoiding any disruption of services. The Tenant shall provide proof of payment upon request by the Landlord and shall indemnify and hold harmless the Landlord from any claims, damages, or liabilities arising from unpaid utility bills or service disconnections resulting from the Tenant's failure to fulfill this obligation. Furthermore, the Tenant shall not allow any utilities to be disconnected or interrupted due to non-payment, and any such disconnection caused by the Tenant will be considered a breach of this lease agreement, entitling the Landlord to pursue remedies including termination or eviction procedures. In addition to utilities, the Tenant shall be responsible for all maintenance, repairs, and upkeep necessary to keep the Premises in good condition, repair, and free from damage, excluding only those repairs that are expressly the responsibility of the Landlord as outlined in this agreement. The Tenant shall perform routine maintenance such as lawn care, snow removal, changing light bulbs, replacing batteries in smoke or carbon monoxide detectors, and maintaining appliances and fixtures supplied with the property. The Tenant shall promptly notify the Landlord of any major repairs or damages that cannot be addressed through routine maintenance, including plumbing leaks, electrical issues, or structural damages. The Tenant shall not undertake any structural alterations, remodeling, or major repairs without prior written consent from the Landlord. Should the Tenant fail to perform necessary maintenance or neglect upkeep responsibilities, the Landlord reserves the right to undertake or contract such work and bill the Tenant for all associated costs, or alternatively, to consider this a breach of the lease, which may result in penalties, eviction, or other legal remedies. The Tenant agrees to keep the Premises in a clean, safe, and sanitary condition at all times, and to comply with all local health and safety codes related to the property. This comprehensive responsibility clause ensures that the Tenant understands and accepts their obligation to maintain the property and manage all utility accounts, thereby safeguarding the property's condition and the Landlord's interests during the tenancy.
