Application Criteria Notice
1. APPLICANT: Applicant must tour the home in person before applying. All individuals 18 years of age and older expecting to take residence at the unit must submit his/her own completed application. Government-issued photo ID (driver's license, passport, ID card, etc.) required of all applicants over 18 years old.
2. APPLICATION: Incomplete, unsigned, and unpaid, applications will not be processed. All form fields must be filled out accurately and completely. Authorization signatures must be signed by hand (must not be typed). For an application to be considered complete, all required documents (see list below) for all applications who are applying as part of the same group must be submitted at the same time.
3. RENTAL HISTORY: Except applicants who have recently sold their homes, each applicant must have positive references from their current and previous landlords. Relatives are not acceptable references. Applicants may be denied on the basis of reports of: Eviction notices, illegal activities on premises, damages beyond normal wear and tear, refusal to re-rent, and/or balance still owed.
4. INCOME: Applicant may be denied if rent exceeds one-third verifiable household income.
5. CREDIT HISTORY: All credit report information is subject to additional verification. Applicants with open bankruptcy are automatically denied. Applicants with poor credit, a history of late payments, tax liens, charge-offs, repossessions, judgements, and/or discharged bankruptcies may be subject to additional requirements (such as having a Guarantor with qualified credit/income to co-sign the lease, prepayment of last month's rent at start of lease, and/or other terns) as a condition for approval.
Additional applications are accepted and considered until a signed Enter into Lease agreement and a Holding Deposit are received from an approved applicant within 48 hours of their approval notice, at which point the home shall be removed from the market and no additional applications for the same home can be accepted.
To apply:
1. Complete an in-person tour of the home.
2. Complete application.
-A properly and accurately completed Rental Application Form with a hand-signed authorization signature
-A copy of a current and valid government-issued photo ID
-If currently employed: Minimum three paystubs from applicant current employer, all dated within the last three months, or an employment offer letter with pay information addressed to applicant dated within the last month
-If self-employed/retired: Most recent federal income tax return and statements from an accredited financial institution (i.e. bank, investment account, etc.) dated within the last three months to demonstrate monthly income.
-If receiving income from alternative sources: Formal confirmation notice/letter of support issued directly by agency or organization providing benefit, addressed to the applicant and starting amount and effective dates of support.
