The property is on a well and septic system, so tenant has no water or sewer service expenses. Owner is responsible for any repairs or maintenance of the well or septic system that may arise. Tenant is only responsible for establishing and paying for the monthly garbage service with the City of Elk Grove. No cats and no large dogs are allowed. A smaller, non-aggressive breed of dog, up to about 25 pounds in size is allowed with proper vaccination records, City pet license and the addition of pet insurance to a renter's insurance policy. Property owner would need to meet the proposed dog for acceptance. Small indoor, caged pets, such as a hamster, lizard or fish tank are also allowed. Since this is a country property, tenants would also be allowed to keep properly penned chickens of a limited quantity. Any and all approved pets are at the Owner's sole discretion and require prior written approval. Owners do not allow any form of "Vaping or "Smoking" anywhere on the premises, including the inhaling, exhaling, breathing, or carrying any lighted or heated cigar, cigarette, other tobacco product or any other legal or illegal plant product in any manner or in any form. Room for extensive RV parking opportunities is a major feature of this property. However, all vehicles and trailers stored or parked on the premises must be in working condition, currently registered with the CA DMV, and have insurance coverage. Regular mowing and maintenance the front and rear lawns, as well as periodic trimming of shrubs and trees, are the responsibility of the tenant. If unable to perform their own yard maintenance, tenant must obtain the service of a landscape maintenance company. Tenant is only responsible for the landscaped areas around the house and driveway. Owner is responsible for the periodic mowing and weed abatement of the balance of the 5 acre property. Qualified applicants will have good credit history, good FICO score, manageable debt, no outstanding collections and no evictions. We also require a stable employment history and combined monthly income should be at least three times the monthly rent. All tenant screening is done through the Zillow application process.
