Utilities & Services Tenant is responsible for: electricity, water, gas, and internet. Owner provides: sewer and trash removal. Smoking Policy No smoking or vaping permitted inside the home or on the property. 7. Pool & Outdoor Amenities Tenant acknowledges that the property includes a private swimming pool and deck area. Tenant agrees that use of the pool is at their own risk, and Landlord assumes no liability for injuries, accidents, or damages related to pool use. Responsibilities: Summer Season (Memorial Day Labor Day): Tenant is responsible for all regular upkeep, including: Skimming, vacuuming, and cleaning the pool. Monitoring water levels. Purchasing and applying all necessary pool chemicals (e.g., chlorine, pH balancers, shock, algaecide). Tenant must maintain the pool in a clean, sanitary, and operable condition at all times. Opening & Winterizing: Ownwer is responsible for both opening the pool at the start of the season and winterizing/closing the pool at the end of the season. This includes covering the pool, securing all equipment, draining lines if necessary, and ensuring proper chemical balance before closure. Safety & Security: Tenant agrees to lock gates and secure the pool area when not in use. Tenant must supervise any minors or guests using the pool. No glass containers are permitted in or around the pool area. Damage & Neglect: Any damage to the pool, liner, pump, filter, or related equipment resulting from tenant neglect, misuse, or failure to properly maintain will be the financial responsibility of the tenant and may be deducted from the security deposit. 8. Cleaning Tenant responsible for standard cleaning during tenancy. Tenant must return the property in substantially the same condition at move-out. Final cleaning required at move-out. 9. Late Fees Rent not received by the 5th of the month will incur a late fee of 5% of monthly rent.
