Also, please read this entire listing, as it should answer your questions about buying it as an income property. Lovely mountain cabin with two baths and two large covered decks. Would make a great rental or vacation home that pays for itself. Views of Chimney Rock State Park in the fall/winter and wooded privacy in the summer with the sound of the Broad River across the street. This house is in great condition. The roof was replaced in 2015 and the water heater was replaced in 2012 and both are in fantastic condition. There are new baseboard heating units and window A/C units put in throughout house. Two important notes about this house: 1) the house does not have interior stairs that connect the downstairs and upstairs, you have to use the exterior stairs to get to the bottom level (great for privacy or for renting levels separately) and 2) this cabin is part of the Mountain Village Chalet small POA (not HOA- important distinction for lending) and has monthly dues of $125. These dues include all water, septic, trash, and landscaping/leaf blowing costs and repairs. The POA blows leaves off of the decks every week and maintains roads throughout the year. They also include free access to the washer/dryer unit in the main building. I currently rent this house as an Airbnb. You can easily find my listing on the website. For the first year, I lived on the top level and only rented the bottom on Airbnb and generated an average of $1,300/month, with a high of $1,650/month in the summer months. I now rent out the entire house and bring in an average of $1,800/month, with the summer months bringing a high of around $2,400/month. For reference, my bills on this house total about $1,160/month and include everything - mortgage, taxes, insurance, electric, internet, and POA dues. The yearly property taxes are about $890 and the yearly insurance is $474. I clean the home myself, so you would need to research and factor in cleaning costs. You could make more if you rented two levels separately. I also frequently close off dates because I do not have time to clean, so I certainly reduce income by doing so. There is separate staircase for the top level and a gravel drive that leads to staircase (see last photos). I have recent water tests, radon tests, Airbnb income spreadsheets, and all relevant deeds, disclosures, and legal information. Home comes fully furnished, but open to selling without furniture. There is a utility closet in the bathroom with a washer & dryer hookup. There is no RV parking in front of the house and, although the road is paved, it would be tough getting an RV up the steep hill to the house.
