Our beautifully, fully furnished home on 2 private acres in Putney is on a quiet paved road, in a non-flood region, 4 miles from Interstate 91 and 20 minutes from Brattleboro. Our non-smoking, non-pet home, very clean home, has 2 bedrooms. Master bedroom (see pics) is huge in soft greens, with cathedral ceilings, and has gorgeous views to the South through the very large picture window. Smaller bedroom is on the first floor. Both have queen beds. Great kitchen (with gas stove) has a breakfast bar; and living and dining room are open concept. The whole house faces South and is very bright and sunny. Its very well insulated, and has a nice deck in the private backyard. Included with all furnishings, is also a front load washer/dryer (in the full and dry basement with storage available down there), and large wall mounted smart TV with HDMI inputs, and comfortable 2 zone hot water baseboard heat ( season's worth(500 gallons) of oil heat is included in the rental price, $2000 value). In fact all electric, internet, gas for stove, and oil are all included! The only things not included are plowing(pay by the storm), cable TV if you want it, and your own landline phone if you want one. Cell phones work in the house and if phone is set on wifi calling option, all calls go through with no problem. Also, high speed internet 40 MBPS, is included. Zoom conferences work fine for those doing remote work. Our new Tesla powerwall in the basement also automatically kicks on when there is a power outage, giving the whole house power for days (though due to our internet company (non fiber, not yet available here), if the power grid is out, the home internet is out, even though the house is running on back up power, but internet is available at the Putney library downtown). The inclusion of your heat, electric and internet in the rental price makes this home a great value. Plowing charges will come out of your initial deposit, at the end of the rental. References may be required. This is our personal home, which we had built in 1986, and we are always available to answer texts or questions while we work in the South in the winter. We love our home and always looking for caring folks who would love it too. Lease will be for full term of at least Nov 1 to May 1 unless agreed on otherwise by both parties. Utilities included by landlord: Propane, internet, electric up to $70/mo (typical generous usage), 500 gal heating oil (typical winter usage with turned down thermostats at night to 60 or so), Renter pays for plowing out of security deposit, and pays for own cable and landline if wanted and own insurance if wanted (tenant belongings not covered). Deposit and first months rent due at signing unless otherwise agreed upon. Non-smoking in house. Cleaning fee taken out of deposit if house is left in poor condition. Included oil baseboard hot water heat is the only source of approved heat. No woodstove use, or electric heaters. Damage from these is tenant responsibility.
