Room rental should be a minimum of 1 month, and if so, the deposit would then just be half month's rent ($625 USD) that you'll get back at the end of your stay if everything is in order. Beyond that, lease could be month-to-month if desired, and other half of deposit ($625 USD) would be due on that second month. Also know that I am in the military and I could deploy, go on extended travel, or change duty station. I am currently not scheduled for any of that but just to set expectations.
