Mattausch Rental Properties is small and family owned - we've been managing our own north Seattle properties since the 60s, and take pride in keeping our houses maintained and tenants happy. References from the outgoing tenant here and at other properties are available upon acceptance of your application. This non-smoking house is available now on a one year lease. Total of first & last month's rent and one month's rent refundable deposit payable in installments per Seattle law. The successful applicant(s) must: complete a background/credit check, have good references, personally attend an open house or teleconference with a friend onsite, and start the lease within the first half of November (if that's too soon, please let me know your first acceptable start date). We consider applicants who have income of at least 3x the rent, and have either good credit, assets, or a strong cosigner. Tenant pays utilities (approximately $200/month in winter for electricity, and $150/month for water/sewer/garbage) and is responsible for keeping the lawn mowed (corded mower provided), and must obtain renter's insurance (around $12/month). Either the Lease or Agreement to Enter Into Lease (both of which require a $1000 payment toward the deposit to bind the agreement) within 48 hours after the application is accepted, whichever is sooner. OPTIONAL EXTRA YARD/GARDEN/FARMLAND: An additional lot behind 9233, 9237, and 9243 is available to be rented in addition to the house for $400/mo for any legal use. We do not warrant the land as usable for any particular purpose, and it is the responsibility of the renter to make sure their intended use is permitted under all applicable laws. However, some basic research reveals that community gardens are permitted outright in residential zones, whereas farms over 4,000sf must acquire a conditional use permit. As we understand it, the distinction may be that urban farming is the growing of a product to be sold. "Some urban farms are built exclusively for education, training or re-entry programs. Many are built to improve food access in a specific community or to continue traditional culinary cultures. Some are built as for profit concerns, recognizing that the savings on food transportation can make urban farming financially viable as well as more environmentally responsible. For others food justice is the reason to develop urban farms in their communities, which means improving the access to fresh food for economically disadvantaged communities." Some of the approx 1/3 acre is grassland, some is covered with thick brush and trees. Clearing the land of brush and trees is allowed, and barter of this work for rent of the yard space is negotiable. We desire to see the space utilized and are open to proposals and ideas, including creative long-term proposals and those that could take advantage of grant opportunities (look up Neighborhood Matching Fund). If for-profit farming is desired, an option would be to start with farming only 4,000sf of space, then looking into a permit if the desire to expand comes about.
