This month-to-month agreement offers flexibility for both owner and tenant. Please review the following terms carefully before submitting an application.
Monthly Rent: $2,900.00. Due on the 1st of each month. Late fees apply after the 5th.
Lease Duration: Month-to-Month Tenancy. The agreement automatically renews each month unless proper notice is given.
Notice to Vacate: 30-Day Written Notice. Tenant may terminate the tenancy at any time with at least 30 days' written notice.
Security Deposit: $2,900.00. Equivalent to one month's rent. Refundable within 31 days of move-out, minus documented deductions for damages.
Last Month's Rent: Due at Signing. The last month's rent ($2,900) is required upfront along with the security deposit and first month's rent. This is applied strictly to the final month of the tenancy.
Application Fee: $50 per applicant (non-refundable). Required for credit, criminal background, and eviction history checks for all applicants 18 years or older.
Smoking Policy: Strictly Prohibited (Deal Breaker). No smoking or vaping of any substance is allowed inside the house or garage. Violation is grounds for termination of the lease.
Pet Policy: Small pets allowed if potty trained & they are not destructive. Please pick up poop.
Parking: Attached Garage & Driveway. Tenants may use the attached finished garage and the driveway for parking registered vehicles. Street parking is subject to city regulations.
Utilities: Tenant Responsible for All. Renter is responsible for all utilities, including: Electric, Gas, Water/Sewer, and Garbage/Recycling Services.
Maintenance: Tenant Responsibilities. Tenant is responsible for basic upkeep: changing light bulbs, replacing smoke detector batteries, and maintaining the yard (mowing, edging, and weeding). Owner handles major structural/system repairs.
Rent Increases: State Regulated. Rent cannot be increased during the first year of the tenancy. After the first year, a minimum of 90 days' written notice is required for any increase.
