**Lease Terms for 2BR/1BA House in North Tabor, Portland plus 1BR/1BA guesthouse at back of property.
**1. Term
This lease agreement is effective from June 1, 2024, and shall continue for a period of one year, terminating on May 31, 2025.
**2. Rent
The monthly rent for the property is $3,200, due on the 1st day of each month.
**3. Security Deposit
A security deposit of $3,200 is required at the commencement of this lease. This deposit will be held by the Landlord as security against damages or unpaid rent. Within 14 days after the lease termination, the Landlord will refund the deposit, less any deductions for unpaid rent or damages.
**4. Utilities
The monthly rent includes garbage, recycling and composting.
**5. Maintenance and Repairs
The Tenant is responsible for minor maintenance and repairs, such as light bulb replacements and routine cleaning. The Landlord will cover major repairs and structural issues. The Tenant must promptly report any necessary repairs to the Landlord.
**6. Pets
Pets are permitted on the property. Deposits/pet rent to be determined.
**7. Subletting
Subletting the property is not allowed without written consent from the Landlord.
**8. Quiet Enjoyment
The Tenant agrees to use the property for residential purposes only and to maintain a peaceful and quiet living environment for neighbors.
**9. Termination
If either party wishes to terminate this lease at the end of the one-year term, written notice must be provided at least 30 days before the termination date.
**10. Property Inspection
The Landlord reserves the right to inspect the property with reasonable notice to ensure proper maintenance and compliance with lease terms.
**11. Property Insurance
The Landlord carries insurance for the structure of the property. The Tenant is required to obtain renter's insurance to cover personal belongings.
**12. Legal Fees
In the event of legal action related to this lease, the prevailing party shall be entitled to recover reasonable attorney's fees and court costs.
**13. Additional Agreements
Any additional agreements or modifications to this lease must be made in writing and signed by both parties.
