Term This lease agreement is effective from June 1, 2024, and shall continue for a period of one year, terminating on May 31, 2025. **2. Rent The monthly rent for the property is $3,200, due on the 1st day of each month. **3. Security Deposit A security deposit of $3,200 is required at the commencement of this lease. This deposit will be held by the Landlord as security against damages or unpaid rent. Within 14 days after the lease termination, the Landlord will refund the deposit, less any deductions for unpaid rent or damages. **4. Maintenance and Repairs The Tenant is responsible for minor maintenance and repairs, such as light bulb replacements and routine cleaning. The Landlord will cover major repairs and structural issues. Subletting Subletting the property is not allowed without written consent from the Landlord. **8. Termination If either party wishes to terminate this lease at the end of the one-year term, written notice must be provided at least 30 days before the termination date. **10. Property Insurance The Landlord carries insurance for the structure of the property. The Tenant is required to obtain renter's insurance to cover personal belongings. **12.
