I the owner am about to become a traveling snowbird. I'm am at the end process of building out a camper van. It is my intention to hit the road and travel the country and at the same time maintain my residence in the state of Montana I will come back to visit periodically usually in the spring. Now that I'm retired, when I do come back, I'll check on the property, probably adjust a thing or two in the new van build and definitely fill up my water tank with some of the most amazing crystal clear yummy water, then I'll head over to the hills and do some Boondocking in the countless places that I've grown to love and longed to return to over the years. This simple yet amazing earth sheltered home on 11.39 acres has endless views to the South,West and North. There is a hot tub platform and the wiring if you're one of those kind of people that loves to soak in the water and the views. In addition to the endless views, this house was designed and built to be warm and cozy in the winter and cool in the summer. The concrete walls act as your heating in Winter and cooling in Summer. The woodstove is efficient and clean burning. Baseboard heaters are for back up when you leave town in the winter. This home is all electric. Even with a hot tub running the Electric was less than $100.00 per month. The open floor plan of the design only has one drawback and that is you better really like the people or person that you live with. Because the only way to get away from them is to go into one of the bedrooms, or go take a long hot bath in a giant wide, deep claw foot tub. Between the East side back of the house and the Quonset is an amazing raised bed organic garden. Whoever rents this house is expected to maintain it. If you're the kind of person that loves having a garden and fresh vegetables and fruit all summer long this might be the place for you. If you have no interest in growing a garden, please do not apply. The four raised beds and a handful of separate containers are easy to maintain. On average, I spend about one hour a day between 2 1/2 strawberry beds and then a mixture of different vegetables this year. what you choose to plant in the additional beds and large containers is up to you the only thing I ask is that you continue to keep it 100% organic. There is also a small memorial flower garden underneath the trees .There will be absolutely no use of any kind of Round up or anything of the like. Not only is the garden organic, but the property is as well. The only product used to kill weeds on this property is six times vinegar with some salt added .The weed mat and gravel yard is easy to maintain and what weeds do come up are easy to pull in just a few minutes a day. Other than that, the yard would get mowed 3 to 4 times depending upon the amount of moisture. There is a riding lawnmower and a Dr trimmer that will be left for the renters to use and maintain at their expense and then leave behind for the next renter, though I can't imagine anybody ever wanting to leave. There will be absolutely NO use of nicotine of any kind indoor or out. No smoking of cigarettes nicotine products. On a lighter note, Cannabis in small quantities is acceptable. No cats but a small to medium dog ok. The only unacceptable breeds would be wolf hybrids or hounds of any kind. Keep in mind the School Buses only pick up and drop off at the bottom of Corvallis Hills Drive and Mountain View. They do NOT come up into the neighborhood. Most parents take the kids back and forth and wait at bottom. The two door, Quonset hut will have my small truck parked in the far back corner with some of my packed up belongings, which will leave plenty of room for the riding lawnmower and garden tools between my truck and one of the doors. The rest of the structure will be there for your use. Do keep in mind that this property has always been kept neat and tidy and it will continue to be so. The homeowners association does not allow businesses to be operated on the property. The Quonset hut is big enough for a fair amount of belongings, so there's absolutely no reason for anything to be put outside and no additional structures or tent buildings or piles of stuff crap and junk will be allowed or tolerated. One thing that will be necessary is four-wheel-drive vehicles. While the main road gets plowed, sanded and salted throughout the winter, the secondary road silver sage doesn't generally get plowed unless REALLY needed. Coyote Mountain Trail is the responsibility of the three households that live on it. Keep in mind that coyote Mountain Trail is quite steep and there's probably a dozen days a year that you have to have four-wheel-drive to get up it. In addition to the endless views, peace and quiet is the high Mountain desert habitat. I have walked this property daily for many years. The critters are endless, and there's actually a couple Fox dens on the property. It is my intention to continue to keep the footprint at a minimum, and there will be no farm animals or livestock allowed. The mule deer, Elk, Fox and Coyote's and an occasional mountain lion remind you that you really are just part of the landscape. The house has been thoroughly cleaned as well as carpets professionally cleaned and 95% of my belongings are in the van. With this recent cold snap, I thought it best to stay in the house as I go back-and-forth out to the van putting the final touches and wondering just how many moose and mule their antlers does a girl need There is a dog door that enters into the dining area. If you don't happen to have a dog it's easy to seal. If you do have a dog he better be well enough behaved to have free rain to go in and out. There will be a $200 nonrefundable pet deposit per dog. You can have two if they're medium or small. You will need to rent a PO Box, as I am going to keep the address as my mailing address. {I still get mail for a roommate I had 22 years ago.} In closing, I ask that anyone interested in renting the property be respectful of the fact that Coyote Mountain Trail is a dead end road into somebody else's front yard. There are plenty of views of the property from the main road and there's absolutely no reason to disturb my neighbors just to try to drive by. If you're interested in living in Paradise, email a basic rental application with recent background credit check that you can purchase on your own and keep your Social Security number to yourself. Also include a copy of the drivers license of any adult that will live in the house. I'm scrambling to get out of here on time and I asked that no one just dropped by unannounced or uninvited. No one is welcome to see the property unless and until I received the background check and application. Zillow doesn't bother to tell you {ME} until the end that they WILL publish my private number unless I pay them money. Screw you zillow. it is for that reason I will not answer ANY unknown calls or text and the #'s will be blocked. WELCOME TO THE HOOD The house is available for a one-year lease. It comes with a refrigerator, stove, and a concrete slab, with electrical hook up if you have a hot tub. The house is heated by an amazingly efficient and clean burning wood stove. There are baseboard heaters for when you take a holiday in the winter or can be used to supplement wood.. Water comes from its own well it has been tested for purity and is free of arsenic and iron. I the landlord will pay for weekly trash pick up. You are responsible for electricity, Firewood and internet. { Grizzly Broadband now has fiber optic available to be honest one of my neighbors just told me that they did not notice a difference in the speed or the actions of the fiber optic. At the moment it is at the end of the driveway. Beyond that I know nothing about it.} In years past one of my neighbors has kept coyote mountain Trail clear of snow in the winter, but that probably won't be an option for much longer so be prepared that you might have to pay somebody twice a year to dig you out. The homeowners association does a good job At keeping the main road, plowed and sanded. They generally do not plow the individual Secondary roads unless it's been a blizzard. (Silver Sage and Coyote. The appliances in this home are 100% electric and you can check with the electric company to see that the average electric bill is seldom over $80 a month. As far as firewood goes, I myself generally use 2 1/2 to 3 cords depending upon the winter. In the last five years, I've only had to pay someone once to dig out the driveway.The house does have a dog door that can be sealed up if you have no dog. I have no objection to fish tanks and such but no birds will be allowed because they make one heck of a mess. Cats are also not welcome as I'm highly allergic and they generally have a habit of bringing in the little critters rather than killing them.All garden tools will be left for the renters to use, but when they break or fall apart, any replacements will be up to the renter. The only garden tool you will have to purchase is a Leaf Blower to blow the gravel area clear of mowing and weed eating mess. If your looking for a green grass lawn to mow every week, this is NOT the home for you. Once things dry out the only thing that will need attention are the areas under the trees and along edges of weed matted gravel. There will be some basic maintenance in the garden to keep the fence intact, the bed 2x12 timbers will need some attention and the door secure because the deer sure would like to get in there.
