After 10 days, the late fee increases to $200, and further legal action may be pursued if payment is not received. Rent includes water and garbage collection. The Tenant is responsible for paying electricity, internet, and cable bills directly to the respective service providers. At least 60 days before the end of the lease term, the Tenant or Landlord must notify the other party of the intent to renew. The Landlord may enter the leased premises to inspect the property, make repairs, or show the property to prospective tenants with 24 hours' written notice, except in cases of emergency. The Tenant may not sublet the property or assign the lease to another party without prior written consent from the Landlord. Unauthorized subletting will be grounds for immediate termination of the lease.
