Lease Terms & Policies
To ensure a comfortable and harmonious living environment for all residents, please review the following lease terms and policies:
Lease Duration:
Standard Lease: Our standard lease agreement is for a 12-month term, commencing [Start Date, e.g., August 1, 2025] and ending [End Date, e.g., July 31, 2026]. This aligns with the academic year for most OSU students and ensures stability.
Shorter Term Options: While 12-month leases are preferred, we may consider shorter lease terms (e.g., 9-month for the academic year) on a case-by-case basis, subject to availability and a potential rent premium. Please inquire for details.
Rent & Utilities:
All Bills Paid: As advertised, your monthly rent includes all utilities: electricity, water, gas, and high-speed internet. There are no additional utility charges.
Smoking Policy:
Absolutely No Smoking: This is a strictly non-smoking property. Smoking of any kind (cigarettes, cigars, vapes, e-cigarettes, marijuana, etc.) is prohibited anywhere on the premises, including inside the house, on porches, in the yard, or within any common areas. Violation of this policy will result in immediate lease termination and forfeiture of the security deposit.
Parking Policy:
On-Site Parking: Off-street parking is available in the driveway. Each room is allocated one designated parking spot. Please park only in your assigned spot to ensure adequate space for all residents.
Street Parking: Any additional vehicles must utilize legal street parking and adhere to all city of Tulsa parking regulations. We are not responsible for tickets or towing incurred from street parking.
Pet Policy:
Service Animals: Legally recognized service animals are permitted with proper documentation and prior approval, in accordance with fair housing laws. Emotional support animals may also be considered with appropriate documentation.
Renter Responsibilities for Maintenance:
As a resident in a furnished home, your responsibilities primarily involve the proper care and cleanliness of your private room and the shared common areas and furnishings.
General Cleanliness: Tenants are responsible for keeping their private room and shared common areas (kitchen, living room, bathrooms) clean and tidy on a regular basis. This includes washing dishes, wiping down surfaces, and disposing of trash properly.
Damage: Tenants are responsible for any damage to the property, including furniture, appliances, and fixtures, caused by their negligence, misuse, or that of their guests, beyond normal wear and tear. All damage must be reported to the landlord immediately. Costs for repairs or replacement of damaged items will be charged to the responsible tenant(s).
Light Maintenance: Tenants are responsible for minor maintenance tasks within their own room, such as replacing light bulbs.
Reporting Issues: Tenants must promptly report any maintenance issues, appliance malfunctions, or concerns regarding the property to the landlord. Early reporting helps prevent larger problems.
Respect for Property: Treat all furnishings and appliances with care. Do not rearrange furniture in common areas without prior consent. Furniture provided must remain in the house.
Security Deposit:
A security deposit equal to one month's rent is required at lease signing. This deposit is refundable at the end of the lease term, provided the property is left clean, undamaged (beyond normal wear and tear), and all lease terms have been met.
