Employment and monthly income must be verifiable. Income-to-rent ratio: Gross monthly income (before taxes) must be three times the amount of monthly rent. Other income sources (child support, self-employment, employee subsidies, etc.): must be verifiable with bank statements or other suitable documentation. A guarantor with excellent credit may be required for any shortfalls in income or the ability to document the same. The guarantor will be required to complete the Guarantor Application and submit the application fee. Credit requirements: A minimum credit score of 660 will be considered for processing. Scores below 660 may be considered with the understanding that an additional security deposit may be required. Applicants must also be able to demonstrate financial responsibility. Excessive delinquencies, collections, outstanding debts, excessive late payments, foreclosures, bankruptcies, liens, repossessions, and other credit blemishes may be reasons for denial or may require a guarantor. Reliable rental history: Applicant must have at least ONE year of verifiable rental or mortgage history, showing they have successfully owned or rented another property and paid the mortgage or rent on time. Relatives are not accepted as landlord references. The following factors will be considered in denying an application: Previous eviction Previous property damage Previous past due rent or other charges outstanding to a landlord History of insufficient funds checks, nonpayment of rent, or excessive late payments Criminal background: We will check these databases for all occupants 18 years of age and older. We do not rent to any person required to register as a sex offender. Criminal backgrounds involving violent crimes, prostitution, domestic violence, and/or involving the possession of weapons or illegal substances are all grounds for denial of an application. An exception may be made for type and or age of offense. Pet Policy: 2 pets may be considered with a deposit of $500. $250 deposit per additional pet. Please check with an agent to verify pet breed/weight is acceptable before applying. A photo of the pet will be required. Smoking Policy: This is a "no-smoking" property. No smoking by tenants or guests in or on the property. Occupancy Policy: Unless otherwise specified, no more than 2 occupants per bedroom are allowed. Security Deposit must be paid in certified funds within 24 hours once notified of acceptance. The property will be continued to be marketed until the security deposit is received AND the lease is signed by ALL parties.
