This is a sabbatical rental (we're going away for fieldwork for 1 year). It is a 1,150 square feet house, which sits on a quiet cul-de-sac in the Quarry Heights neighborhood of Columbia, MO. It's about 1.5 miles away from the University of Missouri's main campus. This is what we use for fitness (the house is near the trail) year round, since the winters are fairly mild. The house comes fully FURNISHED (we can put our furniture in storage: some of it or all of it, depending on what you want). The house has 3 bedrooms (master, small bedroom, office/bedroom -- the latter can be used as a bedroom: the futon converts into a twin bed and can be used with a very comfy foam topper that we currently have in storage) and 1 bath (with cast iron bathtub). Plenty of natural light year-round (several picture windows throughout the house). Storage: There's lots of storage (built-ins): we'll empty the closets and the bookshelves (unless you want us to leave towels and linens for you to use). We can buy and install bed frames (we're minimalists, so we have the beds directly on the floor, but we can convert them into higher beds). Kitchen: Fully equipped kitchen (in addition to the regular appliances, we have: Instant pot, slow cooker, steamer, toaster oven, coffee grinder, spice grinder, electric kettles, french presses, teapots), dining area, living room with 3 channel home theatre with retractable screen. Black-out blinds ensure a great viewing experience even during the day. Attached garage used for storage; laundry room off the garage with washer/dryer. The house is childproofed (outlets, soft corners on some furniture), suitable for toddlers and beyond. NO PETS allowed. We changed the furnace/AC equipment 4 years ago (a local firm, Chapman takes care of everything) and made the house energy efficient (the fireplace is blocked). Low maintenance, beautiful front yard and spacious fenced backyard. Both are almost completely covered in clover, not requiring frequent mowing, despite how sunny they are. Tenants are responsible for mowing the lawn (we have a battery operated electric mower) and for removing the snow in the winter. Entirely optional: If you pay the yearly $175 membership fee, you can have access to the private HOA private Quarry Park, with the following amenities: tennis court, a quarry lake good for swimming and fishing, and a nice place to have outdoor parties. We'll have the place professionally cleaned before you move in and before we come back. Rent: $1,200/month (utilities not included). 1 month deposit required. Will check references.
