We will not be moving furniture in and out. 2 bedroom 2 bath farmhouse with fenced front and back yard. Part of an operating 3/4 acre mini-farm with chickens, geese, and rabbits, and an orchard with fruit trees and 100 blueberry bushes. Humming bird and seed feeders along with a bird bath are available to encourage birds. The grounds are well maintained with flowers in season to attract birds and butterflies. A farm manager/grounds keeper lives in his travel trailer in a separate fenced area on the property. Farm owners utilize the separate workshop and barn. Tenant is invited to share a small redwood grove and a picnic area with charcoal/propane BBQ, table and chairs, lounge chairs, fire pit, and a goldfish pond. Standard lease agreement for a 30-day minimum, renewable each month if mutually desired. UTILITIES Utilities Estimate: $500 per month, adjusted with actual usage. Electric $180, heating fuel/wood stove pellets $150, sewer $80, internet $25 including Hulu and Amazon Prime TV, water $50, garbage $15. $500 due in advance, calculated and adjusted monthly according to actual usage. FURNISHINGS Furnishings $150/month This is a furnished vacation/extended stay rental. We will not be moving furnishings in and out. Partial list: 2 queen beds with all linens, 2 dressers, end tables, art work and decor, kitchen table with leaf and 6 chairs, sofa, coffee table, lamp table, TV with remote, piano, desk and chair, WII gaming console with accessories, piano, large and small kitchen appliances, fully stocked kitchen, washer and dryer, space heaters and portable AC units (rarely needed in this temperate coastal climate), cleaning equipment, safety equipment, picnic tables and outdoor furniture, and more. DEPOSITS AND FEES Cleaning fee $150, cleaning/damage deposit $1500 refundable. $1550 security deposit. Pet deposit (on approval ONLY) $500 per pet, refundable. Credit/background/eviction report required for each adult occupant. No parties. Respect the peaceful neighborhood with quiet hours from 20 p.m. to 9 a.m. HOUSE/FARM RULES No smoking indoors or in shared spaces. No pets without prior approval. Trying to sneak in pets voids contract and is cause for immediate eviction and a $500 fine. Please don't do it.
