1. HVAC Filter Replacement filter must be replaced EVERY 2 MONTHS. Maintenance or repair costs determined resulting from failure to replace filter as stated will result in renter paying full cost to return unit to original working order (HVAC inspections will take place quarterly). 2. NO SMOKING 3. Smoke Detectors renter is provided with a smoke detector inside residence. Renter is responsible for ensuring this safety equipment remains fully operational! If detector is found to be non-functional during inspection, renter may be asked to vacate premises for violation of lease agreement. This is for renter's own safety! 4. Plumbing, toilets, sinks, garbage disposal renter will only use plumbing and fixtures for the purposes specifically designed. Tenant will pay the full cost for all damages resulting from misuse of plumbing and fixtures. Do Not Flush or Dispose: clothing, rags, feminine hygiene products, excessive paper products, or anything else that fixture and plumbing are not designed for. 5. Yard and Landscape Maintenance -- keep yard mowed, edges trimmed, remove trash on a weekly basis, and keep the property clean and tidy to minimize bug and other infestations. Property aesthetics are a part of being a good neighbor and required for insurance purposes!
