This is a three-bedroom house. Each room is rented for $1000, and one room has already been taken. Utilities are not included and will be split between the 3 roommates. The roommate that will be there does have a cat, but cleanliness is a must. The two roommates left will share 1 bathroom.
Rent is due on the first day of each month. If not paid by the third day, there will be a $25.00 late charge plus an additional $5.00 per day after the 3rd. Any tenant not paying rent and the late charge by the 10th day of the month will be served with an EVICTION NOTICE.
The tenant agrees to vacate the property by the 7th of the month if rent has not been paid.
The landlord will have the right to change locks and remove all personal belongings from the property on the 10th of the month if rent is not fully paid.
DEPOSIT: $ 1,000 - Deposit will be forfeited in whole or part due to property damage, cleaning required, yard work needed, or any violation of Lease Agreement. Deposit will be returned at the end of lease if house and yard are left in proper condition and all conditions of the lease are met.
The tenant is advised to purchase tenant insurance to cover personal property.
APPLIANCES: Any appliances in the rental unit are not guaranteed. Appliances may be used, but needed repair is the responsibility of the tenant.
Tenant is required to give 30 (thirty) days written notice before vacating premises.
ONE-YEAR LEASE REQUIRED All keys must be returned on the last day of occupancy.
OCCUPANTS:
It is specifically understood that the named occupants on the lease are the only ones who are allowed to live at these premises without written permission from the landlord. Violation will result in increased rent or eviction.
UTILITIES: Electricity and water must remain on at all times. If utility service is cut off for any reason, the tenant agrees to vacate immediately.
Maintain Condition: The Tenant agrees to take proper care of the premises. Malicious damage will result in immediate eviction.
YARDWORK: Grass must be cut regularly. Shrubs and bushes must be trimmed regularly. Trash must be kept out of the yard. If the landlord has to have grass cut, the yard cleaned, etc. tenant agrees to pay for the service.
PETS: No pets are permitted on the premises without the written permission of the landlord.
INSPECTIONS: The owner or agent shall have the right to enter and inspect said premises at any time if deemed necessary. The landlord may enter premises at any reasonable time for routine inspections.
Tenant is responsible for repair cost of anything that is not considered normal wear and tear.
