Minimum income requirement and employment verification: at least 3 times the amount of the monthly rent. Income and employment must be verified through pay stubs, tax returns, bank statements, and employment verification from the employer. Rental history or mortgage history: At least 2+ years of verified rental or mortgage history required. No consideration will be given to a/an applicant(s) with: 1) foreclosures or evictions within the last 5 years; and/or 2) an outstanding balance owed to a current or previous landlord. Credit Score Qualifications: A credit score of 650 or higher requires a deposit of one month's rent. A credit score between 580 and 650 requires a deposit of two month's rent. A credit score below 580 will result in application denial. NO SMOKING ALLOWED: in the unit or on the premises. No exceptions. Property Conditions: The property is leased 'AS-IS' unless otherwise stated in the listing or lease agreement. Any requests for modifications must be submitted in writing with the application.
