    Recently renovated garden level one-bedroom, one-bath apartment in an over-under duplex in Old Town, one mile from main campus. The owners live in the upstairs unit with one cat. We are trying to reduce our carbon footprint by making efficiency improvements as we can. -Off-street parking in a separate driveway. -Independent entryway. -Shared high-efficiency laundry with the upstairs unit. It is located just outside the rental unit door. -As a solar-based property attempting to become as water-efficient and net zero energy use as possible, we ask that the electric dryer not be used during Fort Collins Utilities Peak Use Hours if possible. There is a spot for a single clothesline just outside the entry to the unit if the tenant prefers one. -The concrete apron next to the entryway could be used as an outdoor sitting area if the tenant would like -Pets approved on an individual basis with excellent references. Pet deposit is $300/pet and the pet fee is $35/month/pet. The unit is adjacent to a neighborhood park for easy walking. All pets must be leashed when outside the unit. -Utilities: $45/month for gas, electricity, water, sewer, trash, and recycling. This represents ~1/5 of the total cost/month to reflect two people in the upstairs unit and the larger outdoor space of the upstairs unit. -Optional internet is $35/month: shared 1 GB service with independent Wi-Fi network. Otherwise, you may work with any internet provider you prefer to install service in the unit. -Several raised garden beds are available for the tenant's use for an additional fee, depending on the number requested. No pesticides or herbicides are allowed. -This is a zero-smoking property, inside or outside. -A quiet tenant is required. The upstairs unit/owners are early risers. There are options for reduced rent in exchange for managing the property when the owners are gone. -Apologies for the mid-renovation photos. Cabinets have doors; you don't have to live with a shelving unit in the middle of your bedroom. -Please keep in mind that this is an older house: the bathroom door sticks and the floors can be creaky! -The laundry room may be renovated during the tenant's lease (it is outside the unit, but there may be some construction noise during the day, and the laundry may be unavailable for a few days). -Hot water baseboard and/or the ductless mini-split provide heat. An additional mini-split for fine-tuning the bedroom climate may also be installed during the tenant's lease. The ductless mini-split provides AC (AC is not guaranteed and not really needed as the garden level stays a steady temperature year-round). -Two windows in the unit may also be replaced during the tenant's lease, but there should be minimal interruption to daily living. -Twenty-four hours minimum notice for tours. They are arranged to accommodate the current tenant's schedule. -Please allow at least one business day for application acknowledgment. To minimize disruption to the current short-term tenant's life, tours will not be arranged until the application has been submitted and reviewed. We are happy to answer any additional questions before applications. Typically, we need at least 24 hours to respond to questions. -Six-month lease with option for renewal on mutual agreement. -January 1 (or after) move-in date is preferred, but an earlier move-in date may be possible. Applicants have a right to provide landlords with a Portable Screening Report (PTSR) that is not more than 30 days old, as defined in section 38-12-902(2.5), Colorado Revised Statutes. If Applicant provides landlords with a PTSR, landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for landlord to access of use the PTSR.** OR Credit check fee of $35 is required AFTER application is accepted (no fee to apply, please use Zillow application). -Excellent rental references are required. -The income-to-rent ratio is negotiable for some situations. -Utility fees: required: gas, water, electric, trash, recycling $45/month. -Optional: Internet $35/month: shared 1 Gbps, independent wifi network. -Shared laundry with the upstairs unit. We ask that you avoid using electric dryer during Fort Collins Utilities peak cost hours (2-7 pm summer, 5-9 pm fall, winter, spring). -Proof of renter's insurance is required before move-in. -Rent and utility fees are separate payments. You can pay them via Venmo, PayPal, Zelle, direct transfer, or check each month.
