The term of this lease is one year. If, after the expiration of the term, tenants remain in possession of the premises and continue to pay rent without a written agreement, then such tenancy shall be regarded as a month-to-month tenancy, terminable upon thirty (30) days written notice by either party. All other terms and conditions of this Lease shall remain in full force and effect. Tenants are obligated to pay rent and to perform all obligations outlined herein for the full term of this lease. In the event tenants vacate the premises before this lease terminates without written consent of the Landlord, tenants shall be deemed in default of this lease. In the event that tenants request early termination of the lease with or without Landlord's written consent, tenants may not attempt to market the property for rent to any third parties in any way. Landlord is solely responsible for the identification and selection of new tenants, and tenant is responsible for paying rent as identified in the lease agreement. In the event landlord determines it desirable or necessary to sell the premises, landlord shall provide a thirty-day notice. The lease shall be deemed terminated thirty days after notice is provided to the tenants. Tenants shall pay rent in the amount of $3000.00 each month for the term of this lease, due in advance on the 5th day of each month. Payment shall be by Venmo or by automatic bank drafts into an account specified by the Landlord. In the event rent is not paid within five (5) days after its due date, tenants agree to pay a late charge of ten percent (10%) of the unpaid rent plus $5.00 for each day thereafter that rent remains unpaid. Tenants shall pay a security deposit of $3000, which must be paid in full before possession of the premises is delivered to tenants. The security deposit shall be used to secure the performance of tenants' obligations under this lease. Tenants shall not have the right to apply the security deposit in payment of any monthly rental obligations under this lease. Any balance remaining upon termination of this lease shall be refunded to tenants within thirty (30) days from the date that possession of the premises is delivered to the Landlord. Tenants shall be responsible for payment of all utilities in connection with the premises, including gas, electric, telephone, water, trash, internet, and cable or satellite television, and shall pay the same directly to the utility service provider. In addition, tenants shall pay all utility transfer fees or deposits necessary for transferring utility accounts to tenants' names. Landlord shall pay the real property taxes applicable to the premises during the term of this lease. Tenants shall, at their own expense and at all times, maintain the premises in a clean and sanitary manner so as not to allow the condition of the premises to deteriorate, and shall surrender the premises at the end of the term of the lease in as good condition as received, normal wear and tear excepted. Tenants shall not paint, paper or otherwise redecorate or make alterations to the premises or change any locks or place any additional locks upon any doors of the premises without the prior written consent of the Landlord. No smoking is permitted within the premises and tenants shall not smoke nor permit anyone else to smoke within the premises. Tenants shall clean up any trash from smoking anywhere or around the building containing the premises. Tenants shall dispose of all rubbish, garbage and waste in suitable garbage containers. Tenants shall use all electrical, plumbing, sanitary, heating, ventilating and other facilities and appliances in a reasonable and safe manner. Tenants shall protect the premises from theft or weather damage by closing and locking doors and windows when absent and shall notify Landlord of any extended absence from the premises. Tenants shall be solely responsible for lawn and yard maintenance, including snow removal. Landlord will provide a lawnmower for use by the tenants. Tenants agree to maintain the lawnmower in good condition using only the recommended gas and oil.
