    What's special

Luxurious one bedroom apartment, brand new construction, scheduled to be available in early June. No fee. If you are interested, please send your name, occupation, and direct email address, and the same for your partner if you're a couple. I am the owner, and I am not a real estate person. I live nearby and am available and responsive to all needs. The location is incredible, in the heart of Inman Square (but quiet). Very close to Harvard College, Kendall Square, and MGH. The house is very quiet, as it's on a small street, but it's just steps from the center of Inman Square. Inman Square is the coolest spot in Cambridge. From the house, you could throw a baseball at the post office, a hardware store, the 1369 Coffee Shop, The Druid Irish pub, the famous Lilypad (live music venue), and lots of other great spots. From the front door, you can see the venerable SandS deli, about 100 feet away. This is a beautiful apartment with high-end appliances, including top-notch in-unit washer and dryer, dishwasher, and gas range. It is located in a 3-unit building. Sound insulation between the units is excellent. The entire building is insulated with 10" of spray-foam, so energy efficiency and sound deadening are excellent. Tankless on-demand hot water heaters also maximize efficiency and provide limitless hot water. Heating is via a brand-new forced hot air system, and the unit has central air conditioning. The floors are porcelain tile, and have radiant heating. (Yes, in addition to central heating, the entire unit has heated floors, with several different thermostat-controlled zones.) The kitchen has tons of cabinets, a beautiful tile backsplash, a gas range, a microwave, a dishwasher, and black granite countertops. The bathroom is large and very comfortable, with a deep, modern bathtub. It has beautiful matte black penny tiles on the floor and one wall, and a custom vanity with a white granite top. Yes, the floor of the bathroom is heated and has its own thermostat! Please refer to the floor plan, shown in the Images section of this posting. The ample living room has a 55" OLED TV on a moveable wall-mount, already installed. This unit is a basement unit. It has been inhabited for more than 30 years, and has never had problems with moisture or flooding. Though it was probably unnecessary, I have installed a high-quality dehumidifier, in addition to the heating and cooling systems described above. There is lots of natural light from the windows, and, the electric lighting was designed to make the place a bright as you want it. The lights are in the ceiling, and are controlled from your smartphone. You can dim the lights, and you can also choose the color temperature (from a warm yellow light, like an old-fashioned incandescent bulb, to bright white light). Having said all of this, you should know that the windows are the sort that are kind of narrow, and are located near the ceiling (see drawing). So, the electric lights are outstanding, and during October through April, you won't be missing much, but it has to be said that in the summer months, there is not as much natural light as in a non-basement dwelling. The tops of the windows are flush with the ceiling, and the windows are about 16" tall and about 30" wide. The ceiling height is 90.5". On the other hand: The living room has windows on two walls, and actually feels very bright during the day (I was pleasantly surprised). And, the bedroom is going to have a frosted glass door to an egress stairway with a grate that will let in a ton of natural light. So, while of course a basement is nobody's first choice, I can tell you that overall the lighting will be great, the space will be dry and comfortable, and were I at the renting stage of my life, I'd be delighted to live there. This unit gets one parking spot (no additional charge). You have to be comfortable sharing your keys with the residents of Unit 1, so that you can move each other's cars out of the way to get out. Living in Cambridge, you can also get a resident parking sticker, and can simply park on the street, if you prefer. (We live nearby and do not have off-street parking, and we don't find parking on the street to be inconvenient at all.) There is a nice outdoor patio with a picnic table for cooking and dining al fresco. If you would like to see the unit before construction is finished, I'd be happy to show it to you -- and you can even help me decide about paint colors. Tenant pays all utilities. Due at lease signing is first month's rent, last month's rent, and security deposit, totaling $7,500. No one may repost this listing. Any attempts to scam will be traced and reported to the police. No smoking, no pets.
