    What's special

The Gold Cup Mountain Retreat is located 20.46 miles from Sandpoint, Idaho (pop. 8,370), approximately 5.25 miles from Priest River, Idaho (pop. 1,969), 53.9 miles from Spokane, WA (pop. 210,000) and 52.31 miles from Coure d' Alene, Idaho (pop. 43,805). The property consists of 30.00 acres of varied terrain from level and benched (home and outbuildings, garden) to slopped but not too steep land with mature forest and undergrowth on a beautiful southern exposure hillside with views of the surrounding mountains and river. The Gold Cup Retreat is situated in an area that is very defensible and allows for quick evacuation if necessary.Retreat OverviewThe cedar sided home was built in 1990 and offers a unique floor plan covering approximately 1620 square feet in size. Although very unconventional, it can be finished out to the new retreat owner's preferences. There are three legal bedrooms upstairs with a loft that is being used as a bedroom, however does not have a closet. This loft has an open area and is accessed from the master bedroom; it would be considered more of an office or study. It can be upgraded to become a nice storage area as well, however the mostly finished basement would be best for this. The basement is ready to be finished into a full bunker/storage area with several defensive positions that could be built in place. The property is self-sustaining in many ways. First, three separate and tied systems power the home for a true off grid lifestyle through solar, wind and hydro. Secondly, there are many fruit trees with blueberry and raspberry bushes along with a nice garden area (needs to be fenced in). There is a small pond that could be enlarged to hold year round fish stock and integrated into a firefighting system. Third, the wildlife is incredible here. Deer, Elk, Turkey, Bear, Squirrel, Chipmunks and other small animals can be had for food sources during a retreat activation event.Alternative EnergySolar Array: The solar system is comprised of 14 Solar panels (six 75 watt Seamen's and eight 66 watt Sole-rites) totaling about 950 watts of potential power.Battery Bank and Controls: The system is designed with six Trojan L16 heavy-duty batteries providing 425 amp hours in a 6-volt system wired in series to make a 12-volt system. The Inverter is a 2500-watt model and can run 5000 watts per minute. Retreat Hydro System: The Harris Hydro system has about 50 pounds of pressure at the unit from 120 feet of head. This is a nice hydro system that provides more power that can be utilized but slows down a bit in August and September.Wind Power: The windmill is of unknown manufacturer at this time and is thought to produce a maximum of 300 watts of power, however, the lack of constant wind (which is a good attribute of the property, so you can enjoy the outside) the system only generates about 2-3% of the total power usage.Retreat Water System:The creek water is used for everything except drinking water. Currently, the drinking water is imported from another secure source (bottled water or boiled). A 10-micron filter is used at the creek intake and a 5-micron filter at the holding tank. It's recommended that a new filter system and UV light system be installed so that the creek water can be drank or simply drill a well. The creek is located along the eastern border of the property and is year round. While the creek is clear most of the time it can become cloudy during heavy rains. The 1600 gallon holding tank is filled only when the creek is running clear to keep contaminates out. The fill line from the creek to the holding tank is not buried below the frost line, this should not be an issue as it takes a short time to fill the 1600 gallons and there is little chance the line would freeze, however, it should be buried below the frost line. The line from the holding tank to the house is buried about 7-8 feet below the ground and will not freeze. From the tank to the house there is about 32-35 pounds of pressure with an 80ft h
