1. Rental History - Applicant(s) must have a minimum of six (6) months satisfactory rental history or mortgage verification. If a first-time renter, we may require an increased deposit. Evictions will be denied. Poor rental history may result in a denial.
2. Income - Applicant's income must be verified at 2.5 times the monthly rent. Multiple applicants must have a combined income equal to 2.5 times the monthly rent. Guarantors must be verified at four (4) times monthly rent.
3. Employment - Applicant(s) must have a minimum of one (1) year employment history or proof of qualifying income. Employment and income verification are required following application review. Recently graduated college students may qualify if a job is secured by providing an offer letter. Current college students may be accepted with verifiable income or a lease guarantor application/form from parents or legal guardians.
4. Credit History - All credit history must be satisfactory and current. Items reviewed to determine approval include but are not limited to check writing history, evictions and judgments and bankruptcies. Applicants with no credit history may be required to pay an increased deposit. We do not accept any credit/screening reports provided by applicant(s).
5. Criminal History Your application may be denied based on prior convictions for crimes against persons or property, sex-related offenses, and other criminal activity that would adversely affect the health, safety, or right to peaceful enjoyment of the premises by the residents and owner. If your application is denied based on one of these considerations, you will be notified of the reason.
6. Guarantor - Guarantors will be accepted in the event that the applicant's income does not meet the requirement. Guarantors must complete an application and meet all rental criteria and will be held financially responsible for the lease and all addendums. The guarantor must also have income at four (4) times the monthly rent. Guarantors will be required to sign the Lease Contract Guaranty form applicable to their State.
7. Citizenship All applicants are required to provide evidence that they are US citizens or are legal US residents. Applicants who are not US citizens must provide valid and current evidence of legal status; including USCIS documentation and photo ID (passport, driver's license, US identification card or ID from home country) Non-US citizens may be required to complete a supplemental application if required by state law. An additional security deposit may be required if the applicant(s) do not meet the rental criteria standards. Non-US citizen residents must maintain current and valid USCIS documentation throughout the term of the lease contract(s).
8. Pet Policy - Only 1 small pet is allowed (under 25 lbs). A pet agreement on file is required. Service animals are not considered as pets under this policy, however the resident must still complete and sign a pet addendum and abide by all policies within the addendum. No exotic pets. No restricted breeds or mix thereof as defined in the following list: American Bulldog, American Staffordshire Terrier, American Bull Terrier, ChowChow, Doberman, German Shepherd, Pitt Bull, Presa Canario, and Rottweiler (excludes service and emotional support animals). All city ordinances apply, and evidence of compliance is required for all animals. All animals must be spayed or neutered and no breeding or keeping of a litter of animals is permitted. No animals may be kept for commercial purposes. This policy, like all of our policies, is subject to the accommodation provisions in the Fair Housing Act
10. Application Fee and Deposit All applicants and each adult occupant over 18 must complete a separate rental application.
