All adult occupants (18 years of age and older) must sign lease and are each individually, fully, and equally held responsible for complying with ALL lease terms, including, but not limited to, monthly rent payments and utilities. 3. Tenants are responsible for utilities, including Electric (Jones Onslow), Water/Trash (Onwasa), WiFi (Spectrum). 4. All refundable deposits and Non-refundable fees are due at time of lease signing (eg, Pets; Remotes; Keys; Move-out deep clean). 6. Minimum 1-year duration lease term. Lease does NOT automatically renew or convert to month-to-month at end of 1-year lease term. 7. No other individual may reside in or receive mail or other deliveries at the premises address. 8. Tenants must obtain and provide documentation of proof of RENTER'S INSURANCE policy covering entire duration of lease term (from Start date through End date) - AND- must include Landlord listed as "interested party" on said policy. 9. Tenants are entitled to parking spaces under the premises for up to two vehicles registered to Tenants. No other vehicles may be parked or stored on premises. [Note: see HOA documents.] 10.
