First Floor One Bedroom, One Bath, and Yard Apartment on Historic Farm in Lower Bucks County: - Available October 1st onward. Looking for someone interested in September 15th - October 15th move in. This bright and airy first floor apartment is located on Snipes Farm between Morrisville and Fallsington in Falls Township. The apartment is 875 square feet. It has one bedroom, one bathroom (with tub/shower) and closet, a main entry/mudroom with utility sink, a combined kitchen/living space, a pantry, three large closets (one in kitchen, one in hallway, and one in bedroom), and an in-unit washer and dryer. The apartment also has multiple outdoor spaces including a grassy yard, 2 shaded garden beds, 2 sunny garden beds (great for veggies or flowers), and a small patio space for outdoor visits. There are some quirks to the apartment. First, the apartment is in a renovated barn, and overlooks the back entrance to the horse barn. Occasionally you will see our two farm horses outside your bedroom window as they make their way to their pasture. Secondly, our farm is host to many activities including farming, and educational activities like Farm Summer Camp! For 8 weeks between June-August there will be more activity in the area around the apartment. Campers have a bunk and a garden near the apartment and they often travel through the yard to get to their activities. Third, there is a second floor apartment directly above the first floor apartment. They have their own apartment access. We have never had an issue with sound traveling between the first and second floor apartments. The Internet is shared between first and second floor residents. The bill is generally $70/month split in half (see below for more on this). Fourth, there are 200 chickens that live down the lane from your house. Occasionally you will hear the roosters crowing in the morning. You are welcome to visit them or give them certain food scraps/garden waste. Fifth, trash and recycling pick-up is located in one location along the main drive of the farm. Additionally, mailboxes are at the entrance to the farm from Bridge St. Other house amenities: There are two electric powered AC wall units and baseboard oil heat that work very well to keep the space comfortable. There are 2 parking spaces available directly outside the house, and many other spaces available a short distance from the house. In unit washer and dryer Dishwasher in kitchen Utility sink in "mudroom" Multiple garden beds and yard (yard is mowed by landlord). This house is perfect for someone who likes to garden. The landlord would be willing to discuss reimbursement for plants purchased by tenant to keep garden beds. Small well-behaved pets are welcome up to 2 cats and one medium sized dog. Non-refundable pet fee of $500/pet is required to move in All trash and recycling is free to residents Access to a free community composting system is also available (we hope you will compost as it directly benefits our farming operation on the farm) Residents have access to 100 acres of preserved farmland and woodland for walking or biking and are able to walk to Bridge Street Golf/ice cream which is also on the farm. Internet connection via WiFi (Verizon) is shared between first and second floor apartments, but is run through the first floor apartment. Internet bill comes to $70/month and is split between two apartments. Electricity is PECO and is started by and billed directly to the tennant Access to weekly farmers market or CSA share for farm fresh foods Weekly pickup option of fresh meat and raw dairy products from Millers Bio Farm - in conjunction with Snipes Farm and Education Center. Payment: Rent is $1,500/month. Utilities include monthly electric (billed directly from PECO to tennant), oil and quarterly water/sewer billed to tenants by landlord. First, last and security deposit of $1,400 ($4,200) is required upon move in. Security will be held in an escrow account. Small well-behaved pets are welcome up to 2 cats and one medium sized dog. Non-refundable pet fee of $500/pet is required to move in. About Snipes Farm: It's an exciting time to be at the farm - we're in the midst of transitioning to no-till market gardening as our production method for organic veggies as part of a larger turn towards using Permaculture as a design and management philosophy to fulfill our mission to model and teach sustainable agriculture and engage in hunger relief efforts. We have about 10 other intergenerational residents on the farm. We welcome our community members to all farm activities including our weekly CSA food share, monthly summer concerts through Music at Snipes, October fall fest, October drive in movies, golfing at Bridge Street Golf, doggie daycare through Four Paws, and other farm resident activities. The Area of Morrisville / Lower Bucks County: We are located 40 minutes from Philly, 2 hours from NYC or the Pocono Mountains, 1 hour from the Jersey shore, 35 minutes from Princeton, and 25 minutes from New Hope / Peddlers Village. Our local or Amtrak train to Philly is the Trenton line with stations in Trenton or Levittown, or the West Trenton Line via the station in Yardley. Our local or Amtrak train to NYC is the New Jersey Transit with local stations in Trenton and Hamilton. There are many local grocery stores including a new Wegmans (10 min), Giant (3 minutes), Princeton Coop (Whole Earth Center 30 minutes), Whole Foods (25 minutes), and Trader Joe's (25 minutes). There are many fabulous thrift stores within 10-15 minutes. Our area is also host to many estate sales and free stuff facebook groups. We also live within 12 minutes of the Oxford Valley Mall and shopping centers, and 20 minutes of the Neshaminy Mall. We have local coffee shops, roasters, and bakeries - especially in Yardley (10 minutes), and Newtown (15 min). Yardely also hosts free outdoor concerts in the summer (google Music on Main). Renter pays first, last and security upon move in. Security deposit goes into an Escrow Account. Renter pays for all utilities (including water). Landlord pays for routine pest management for the property, as well as the internet bill. Landlord cuts grass in yard. For gardeners, landlord would work out a deal/reimbursement for management/tending of garden beds and plants. Perfect for food, and or flower gardening No more than 2 well behaved pets, and no outdoor cats (sorry - we have native birds we are trying to protect!) No smoking inside the apartment. There is an upstairs neighbor, we have not ever had complaints of noise disturbance from either apartment. This is a farm, and renovated barn apartment. Renter should be aware that insects and rodents live on the farm and sometimes get into your house. Landlord takes this seriously, but consider if a farm is the right fit for you before applying. We are a community of people who live and work on Snipes Farm. We are interested in having someone here who values community and wants to be a part of what we are growing. We occasionally gather to eat meals together.
