Screening Criteria:
- (Credit History):
Minimum FICO score of 700 for each financially responsible tenant. TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk.
- (Rental History):
Each adult tenant must have at least 1 year of verifiable rental history with no lease violations or evictions on record. Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit.
- (Income History):
Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If total household income does not meet at least 2x the monthly rent amount, a guarantor or additional security deposit may be needed. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application.
- (Criminal History):
A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity.
- (Screening Fee):
A screening fee of $29.00 + tax will be charged to each adult tenant.
- (Lease):
Minimum lease term is 3 months. Monthly rent is $3200 with a Security Deposit of $3200. All utilities included. Up to 2 small pets under 30 lbs each may be considered and requires owner's prior viewing and approval. If approved, monthly Pet Rent is an additional $300 per pet, per month, and Pet Deposit is an additional $500 per pet. No smoking or vaping of any sort is permitted on the premises. Renter's insurance is required for each adult tenant. Tenants are required to maintain the yard.
The City of Portland requires that advertised rentals be published for 72 hours before applications are accepted and processed. The open application waiting period expires at 11:59AM on January 14th, 2023. Applications received before that time will not be counted as received until 8:00 pm on January 14th. Applications received after 12:00PM on January 14th will be accepted and processed immediately upon being completed. This unit does not qualify as a Type A "Accessible Dwelling Unit" pursuant to the Oregon Structural Building Code and ICC A117.1.
