Income requirement of all applicants is 3 times the monthly rent or $5,850 per month ($1,950 * 3). Proof of income is required. Self-employed individuals must submit 2 years of tax returns or 3 months of most recent company bank statements. All verifiable sources of income do count. Proof of good rental history. References from previous landlords must be obtained and able to be verified within 48 hours of application to qualify. No previous evictions, notices to comply, broken leases, outstanding rental debts to previous landlords, and no more than 3 late payments within the last 12 months. There is a $40 one-time, non-refundable application fee for each adult. Owner's screening reports will only be accepted. Credit score of 650 is required. Credit records with any delinquencies, charge offs, or unpaid amounts are grounds for denial of tenancy. Smoking is not permitted. Each applicant must tour the interior and exterior of the property to be considered. Pets allowed on a case-by-case basis. No aggressive breeds of dogs are permitted. 2 animals maximum. Pet deposit (refundable) will be required if pet(s) approved. Tenant is responsible for all utilities.
